Responsibilities

Primary responsibility for smooth and efficient operation of all building HVAC systems and equipment
Responsible for coordinating, plan and schedule maintenance and operation of HVAC systems and equipment
Troubleshoot and repair HVAC systems as needed in a timely fashion, along with appropriate records as to what was actually done and why
Works directly and collaboratively with refrigeration manager to understand current and future business requirements and builds PM and maintenance plans accordingly
Provides input for a reliability centered HVAC program - a structured framework for analyzing the functions and potential failure modes for a physical asset in order to develop a scheduled maintenance plan that will provide an acceptable level of operability, with an acceptable level of risk, in an efficient and cost-effective manner
Provides input to Director of Engineering as it relates to developing tactical and long-term operational strategies for HVAC equipment
Assist Kemper Development in maintaining a responsive, effective tenant relationship along with appropriate standard operating procedures (SOP’s) that allow for an engineering response within 15 minutes of any call
Communicates and fosters teamwork with other Kemper Departments to ensure agreements are successfully managed, opportunities are maximized, and customer’s expectations are exceeded
Optional member of the Emergency Management Team, working collaboratively with internal departments during emergencies, as well as local and state agencies

Required

Must be dependable, responsible, honest, and hardworking
Must be able to learn quickly and follow directions
Must be able to communicate using a hand-held radio
Must have good interpersonal skills
Must be able to read and interpret system plans and schematics and to apply troubleshooting skills to repair and maintain systems and equipment
Must have a strong understanding of refrigeration and all aspects of repair including compressor and/or coil change outs
Strong electrical skills are necessary
Functions well under stress, maintaining composure and reflecting a professional demeanor
Exceptional verbal and written communication skills are required; proactive communication skills are a requisite for establishing and maintaining tenant confidence
Thorough knowledge and understanding of all company and department policies
Thorough knowledge and understanding of the principles and practices related to customer service and tenant relations
Uses logic to analyze or identify underlying principles, reasons, or facts associated with information or data to draw conclusions before making decisions
Uses logic in problem solving in order to identify key facts, explore alternatives, and propose quality solutions
Read, interpret, and apply laws, rules, regulations, policies, and/or procedures
Occasionally subject to be on call 247, using a company issued cell phone and/or electronic communication device(s) that may be issued
Computer proficiency in applicable programs related to HVAC equipment/components
Ability to analyze things that need to be changed, and then implement change in a sensitive, effective, and legally sound manner, sharing or giving credit to others when appropriate
Computer proficiency in applicable programs, including Microsoft Office
Must be able to respond to all supervisor requests in a safe, efficient, and timely manner
Deal with people in a manner showing sensitivity, tact, and professionalism
Must possess a valid Washington State Driver's License
3 years of progressive experience in maintaining HVAC PM Program
Work experience or college degree can be mutually substituted for education and experience requirements noted above

Preferred

Associate of Science Degree in Refrigeration and Air Conditioning Technology or similar program preferred
LEED Green Associate course or similar program
EPA CFC Universal Certification
