VP Transactions - Mountain West Industrial
LGE Design Build is a forward-thinking real estate investment and development company specializing in commercial real estate. They are seeking a highly motivated VP Transactions-Mountain West to expand their Mountain West Industrial presence and manage day-to-day activities related to logistics projects, including market research, acquisition management, and asset management.

Responsibilities
Consistently track and monitor trends, competitive properties, lease and sale transactions, and market fundamentals across key Creation markets, including Phoenix, Salt Lake, Reno, and Las Vegas
Conduct comprehensive financial modeling and underwriting to evaluate the feasibility and profitability of potential acquisitions, including project budgeting, analysis of market comps, income and expense assumptions, etc
Collaborate with internal and external stakeholders to develop assumptions and scenarios that inform investment decisions
Prepare internal and external investment summaries
Assist Principal-Mountain West in the acquisition process, including offer submissions, contract negotiations, and purchase agreements; ability to interface with external partners (equity partners, lenders, attorneys) a plus
Coordinate with deal team on all due diligence activities such as site inspections, environmental assessments, and title reviews to ensure compliance and mitigate risks
Manage relationships with brokers, legal teams, and lenders throughout the transaction process, and assist in closing process with equity partner, lender, and seller
Attend weekly OAC meetings
Coordinate close-out/punch list all completed developments
Collaborate with onsite property management team to ensure high quality of onsite operations and timely financial reporting
Review internal and external monthly reporting to third parties, including collaboration with internal finance and development teams
Collaborate with the Principal-Mountain West and capital partners on LOI and Lease Negotiation; participate in all phases of the transaction, including communication to third parties (brokers, partners, lenders), redlining and finalization of transaction documents, etc
Work with development, construction, and design teams to price, design, and coordinate tenant build-out and openings
Actively participate in Site tours with tenant prospects, brokers, and other third parties
Develop and execute the disposition strategy, maximizing the asset’s value upon stabilization or at the optimal market window
Oversee all activities related to the sale, including broker management, marketing campaigns, and purchase negotiations
Ensure seamless coordination during closing processes with all necessary parties
Qualification
Required
Bachelor's degree in Real Estate, Finance, Business, or a related field
Minimum 5 years of relevant experience in industrial real estate development, brokerage, investment sales, or capital markets
In-depth knowledge of financial modeling, market analysis, leasing, and transaction processes
Strong negotiation, communication, and interpersonal skills
Ability to manage multiple projects and deadlines in a fast-paced environment
Exceptional problem-solving skills with a proactive approach to overcoming challenges
Candidate will be based in Creation's Arizona office, and must be willing to travel on an as-needed basis
Preferred
Master's degree preferred
Familiarity with entitlements, design, and permitting a benefit, but not required
