Responsibilities
Complete all assigned maintenance service requests
Operate, maintain, and repair water filtration systems, softeners, piping, pumps, sinks, toilets, drains, and associated plumbing components
Maintain and repair HVAC equipment, including fan coils, duct heaters, air curtains, exhaust fans, and HVLS fans
Operate, maintain, and repair electrical motors and engines powering pumps, compressors, and fans
Maintain and repair fuel oil systems, sanitary sewer systems, sump pumps, basins, and related piping
Repair and maintain loading dock levelers, locks, and doors
Maintain electrical power distribution, lighting systems, and mechanical control components
Recalibrate terminal unit controls for energy efficiency
Monitor and inspect work performed by outside contractors
Conduct visual inspections of building systems, document deficiencies, and take corrective action
Assist in maintaining and repairing refrigerant compressors, condensers, evaporators, and associated HVAC components
Support the maintenance and operation of air compressors, dryers, gas distribution lines, and related control devices
Perform preventative maintenance as required by company programs
Maintain and ensure proper functioning of life/safety and security systems
Remain on-call for 24-hour emergency maintenance on a rotating schedule
Carry and respond to company-issued communication devices for work-related tasks
Other duties as assigned by supervisors
Qualification
Required
Associate's degree or completed apprenticeship in a related field, or a high school diploma with relevant work experience
Minimum of four (4) years of experience in commercial building maintenance
Proficiency in electrical, plumbing, and carpentry trades
Familiarity with local and federal safety and regulatory requirements
Ability to work under pressure and manage elevated stress levels
Must pass intensive background and drug testing
Physical ability to stand, walk, bend, lift up to 50 pounds, climb ladders, and perform repetitive motions
Valid driver's license
