Responsibilities
Oversee day-to-day operations across SEM’s multifamily portfolio
Lead and support Regional Property Manager(s), Asset Manager(s), and Property Managers
Ensure consistency in leasing, resident experience, maintenance, turns, and capital execution
Identify operational gaps and implement practical, scalable solutions
Own operational performance against budget (NOI, occupancy, rent growth, expenses)
Review weekly and monthly reporting; hold leaders accountable to results
Partner with Asset Management to execute business plans and value-add strategies
Drive cost control without sacrificing resident experience or asset quality
Set clear expectations for leadership and on-site teams
Coach, develop, and, when necessary, correct performance issues
Ensure proper onboarding and ongoing training for managers
Build a culture of ownership, follow-through, and continuous improvement
Develop, document, and improve SOPs across operations and maintenance
Ensure compliance with Fair Housing, OSHA, company policies, and local regulations
Create repeatable operating rhythms (weekly, monthly, quarterly)
Leverage technology and reporting tools to improve visibility and execution
Oversee maintenance standards, turn timelines, and quality control
Ensure unit renovations are executed on scope, schedule, and budget
Partner with construction and vendors to drive efficiency and quality
Proactively address deferred maintenance and risk areas
Provide clear, honest updates on portfolio performance
Surface risks early with proposed solutions
Support investor and ownership confidence through strong execution
Act as a key operator voice in leadership discussions
Qualification
Required
7+ years of multifamily property management experience
3+ years in a senior or regional operations leadership role
Proven experience managing multiple properties and leaders
Strong financial and operational acumen
Comfortable holding people accountable while building trust
Preferred
Experience with value-add or renovation programs strongly preferred
