Facilities Manager

Sansone Group is seeking an experienced Facilities Manager to oversee the day-to-day operation, maintenance, and physical condition of a commercial property portfolio within the St. Louis area. This role serves as the primary point of contact for building operations, ensuring the property is safe, compliant, efficient, and well-maintained.

Responsibilities

Manage all aspects of building systems including HVAC, electrical, plumbing, life safety, fire protection, roofing, elevators, and general building infrastructure
Conduct regular inspections to identify maintenance needs, safety concerns, and capital repair opportunities
Coordinate and oversee preventative maintenance programs to ensure optimal building performance
Manage relationships with third-party vendors and service providers
Solicit bids, negotiate contracts, and monitor vendor performance to ensure quality, cost control, and compliance
Oversee work orders, repairs, and project timelines
Assist with annual facilities operating budgets and capital planning
Track expenses and approve invoices related to building operations
Identify cost-saving opportunities without compromising safety or service quality
Ensure compliance with all applicable local, state, and federal regulations (OSHA, fire codes, building codes, ADA, etc.)
Oversee safety programs, emergency preparedness plans, and incident response
Maintain required documentation, inspections, and certifications
Serve as an onsite point of contact for tenant facilities requests and building-related concerns
Coordinate access for repairs, inspections, and improvements
Communicate proactively regarding maintenance schedules, outages, or building projects

Required

5+ years of facilities management experience, preferably within commercial real estate or office/industrial properties
Strong working knowledge of building systems
Proven experience managing vendors, service contracts, and building operations
Familiarity with budgeting, expense tracking, and capital planning
Strong organizational, communication, and problem-solving skills
Comfortable working independently in an onsite role
