Quality Assurance and Control Lending Specialist
ORNL Federal Credit Union is seeking a Quality Assurance and Control Lending Specialist to join their lending quality and control team. This role focuses on ensuring regulatory compliance and loan quality across various lending lines, while also suggesting improvements to policies and procedures to enhance member experience.

Responsibilities
Ensures all loans are regulatory compliant and meet all secondary investor guidelines (FNMA, FHLMC, FHA, VA) ORNL FCU guidelines and any additional federal or state regulations. Performs pre-funding and /or post-closing loan reviews within SLA’s. Assesses loan quality, eligibility, and compliance of selected loans. Ensure selected loans meet investor (FNMA, FHLMC, FHA, VA) guidelines. Review credit, asset, collateral and income documentation for red flags. Review credit, asset, collateral and income documentation for accuracy and to validate credit decision
Ensures timely completion of monthly and quarterly mortgage loan servicing audits. Communicates accurate, concise and constructive exception detail to the line of business. Reviews new servicing loan set up, mortgage insurance premium billing, customer service, fees and charges, escrow administration, and paid-in-full files on a quarterly basis. Evaluates servicing phone calls by manager request to ensure the customer service department maintains requirements when speaking with consumers. Analyzes individual loan files and determines compliance with Federal and State Regulations, as well as, lender and investor guidelines. Validates data integrity of loan in servicing systems. Identifies all red flags within a loan file and ensures they are addressed accordingly. Escalates any evidence of fraud and/or misrepresentation to management
Provides quality loss mitigation, early payment default, and other delinquent loan servicing reviews. Follows QC policies and procedures to ensure compliance with scopes of work. Reviews credit reports for accuracy regarding delinquent or negative credit reporting information
Completes monthly consumer loan sampling and quality reviews to ensure regulatory and ORNL FCU lending guidelines and requirements are met by ORNL team members as well as indirect lending partners. Performs quarterly HMDA testing to ensure compliance with Federal and State regulations, provides findings to leadership. Performs annual review and testing of HMDA LAR from line of business
Works in partnership with leadership to gather and review all requested documentation during internal and external audits
Works with business lines as needed for testing of system changes to mitigate quality impacts
Responds promptly to staff and management as a subject matter expert for the scope assigned work in partnership with the lines of business to provide actionable feedback, identify opportunities for improved efficiency and improve mitigation of risk across the lending organization
Works in partnership with leadership to provide staff with the appropriate level of guidance, coaching and training as needed while meeting quality and control objectives
Reviews and/or ensures proper completion, forwarding and/or retention of records
Works directly with leadership and partners across the Credit Union to resolve issues
Monitors trends and provides updates to the VP Quality Assurance & Control on any emerging compliance, CFPB and/or Regulatory trends/issues/opportunities
Performs other job-related duties as assigned
Qualification
Required
Five or more years of QA or QC experience in Mortgage, Consumer or Commercial Lending is required
Bachelor's degree in a business related field, or an equivalent combination of experience and education is required
Prior working knowledge and experience in the calculation and verification of income and assets, evaluation of credit reports, purchase contracts, appraisals, title commitments, and other pertinent loan documentation
Strong working knowledge and use of Microsoft 365 including Word and Excel
Must be knowledgeable about, and keep abreast of, all relevant consumer, mortgage, servicing and loss mitigation laws and regulations
Must be detail oriented and possess strong critical thinking, analytical and problem solving skills
Must be a team player with a high level of professionalism and initiative
Must possess strong root cause analysis and troubleshooting skills
Preferred
Five or more years of QA or QC experience in Underwriting is preferred
Knowledge of audit software and LOS Encompass preferred
