Project Manager

The Project Manager 3 is responsible for managing the overall project direction, completion, and financial outcome for assigned projects while directing and mentoring on-site staff.

Responsibilities
Practices implementation of Operation Zero and all Manhattan safety policies
All qualities/ responsibilities of a Project Manager 2, plus:
Approves Submission of Change Order Requests to Owners
Develops and manages Owner relationships
Review/ Approve Language of Trade Contracts
Approves Subcontracts and Purchase Orders
Manages the preconstruction process with Owners
Chairs the Preconstruction meetings with subcontractors
Oversee Job Cost Budget Setup
Review and Ensure Accuracy of Owner SOV/ Pay Apps
Manage Accounting Functions and Budget
Prepares the Schedule of Values or cost loading of the schedule
Participate in the Change Management Process
Management of Change Management Process
Manages Field Accounting Procedures (Drafts, Timesheets, Hiring Practices, Certified Payroll)
Prepare Master Schedule/Oversee Updates with the Superintendent
Manage the Performance of the Project
Thorough understanding of the MCC Standards Procedures Manual, Quality Manual, and Safety Manual. Enforces all policies and rules on the project site
Completes projects; achieves bottom-line results; has drive and persistence; shows initiative. Is a Leader and Manager
Thorough understanding of Schedule Standards and Project Scheduling
Oversee Process of Master Schedule
Lead for managing delays and the associated cost/time impacts
Oversee and Lead Construction Activities - complete project Manages Implementation of Project Staffing Plan
Oversight and Review of the project team’s performance
Sustainability/ LEED: Can effectively market as a positive MCC selling point
Submits Personnel Action Forms (PAF) on terminated employees promptly to Human Resources
Review and Ensure Accuracy of Project Reporting/Project Status Reports
Provides Management of QA QC program compliance on the job
Ensure a Fully Approved Owner Agreement through the MCC Risk Management Platform
Responsible for conducting themselves in accordance with our Guiding Principles and exhibiting attributes matching the Way We Work

Qualification
Required
Strong leadership, organizational and time management skills
Strong communication and client service skills
Thorough understanding of the MCC Standards Procedures Manual, Quality Manual, and Safety Manual
Thorough understanding of Schedule Standards and Project Scheduling
Ability to manage the overall project direction, completion and financial outcome for assigned projects
Experience in managing the preconstruction process with Owners
Experience in developing and managing Owner relationships
Experience in managing Field Accounting Procedures
Experience in preparing Master Schedule and overseeing updates with the Superintendent
Experience in managing delays and the associated cost/time impacts
Experience in overseeing and leading construction activities
Experience in managing the performance of the project
Experience in ensuring compliance with QA QC program on the job
Ability to conduct oneself in accordance with the company's Guiding Principles
