Responsibilities

Lead the negotiation of complex mineral leases, purchase options, and surface use agreements with private and corporate landowners
Conduct thorough 'boots-on-the-ground' title research at local county courthouses to verify ownership, mineral rights, and existing encumbrances
Act as the primary liaison between the company and the local community, resolving landowner disputes and maintaining a positive corporate presence in the central Georgia area
Partner with Land attorney to draft and review legal documents, including easements, deeds, and memoranda of lease, ensuring accuracy in legal descriptions and terms
Utilize GIS software and plat maps to identify prospective land tracts and track acquisition progress across the project area. Collaborate with data team to track progress and maintain Lands database
Maintain clear organization and accurate tracking of workstreams, milestones, and deliverables, while providing timely, concise, and professional communication of progress, risks, and outcomes to executive leadership and business stakeholders

Required

5 to 10 years of experience as a Landman, preferably in mining and aggregates
Must have experience on private lands and negotiating with multiple small land owners
Strong familiarity with Georgia Land Law and property rights
Proven track record of successfully closing land deals and managing difficult interpersonal dynamics
Ability to travel daily to site locations and county courthouses within a 50-mile radius of Manchester
Deep understanding of deeds, leases, and the curative process for title defects
Bachelor's degree in Land Management, Business, Law, or Geology
Active membership in the American Association of Professional Landmen (AAPL)
Proficiency in GIS (ArcGIS/Google Earth Pro) and land management database organization
Advanced skills in Microsoft Office (Excel/Word) for tracking hundreds of individual tract statuses

Preferred

Certification as a Registered Professional Landman (RPL) or Certified Professional Landman (CPL) is highly preferred
