Capital Project Specialist

Responsibilities

Preliminary Cost Estimating
Work with Regional Maintenance Manager to establish Capital Project Budget and help provide oversight as needed
Negotiate and write Subcontractor/Vendor Contracts
Direct subcontractor/vendors to achieve completion of the Capital Project on schedule, within budget, with quality workmanship that conforms to approved plans and specifications
Maintains construction schedule, identifies and solves problems
Orders materials and schedules inspections as necessary throughout the process
Thorough knowledge of construction techniques
Understands the project plans and specifications
Maintains positive relationships with architects, engineers, attorneys, owners, contractors, suppliers and other employees
Prepares, schedules, and supervises completion of a final punch list
Prioritizes an organized job site. Promotes job site safety, encourages safe work practices and rectifies job site hazards immediately
Ensures all subcontractors are adhering to the company safety policy
Maintain all building permit records (including inspections), labor notices, and work loss reports
Approve and process monthly contractor and supplier payment applications
Assist in Due Diligence efforts for acquisitions
Assist the property insurance department in oversight of large capital losses
Prepare and distribute monthly job reports to relevant stakeholders, providing clear updates on project progress, schedule status, and budget performance to ensure alignment and accountability

Required

Bachelor's Degree in Construction Management or equivalent combination of education, training or experience
OSHA 10-hour Safety Training
Utilizes strong organizational skills
Analyzes problems and makes sound decisions in a timely manner based on objectives, risks, implications and costs
Must be able to communicate effectively verbally and in writing
Must be able to read and comprehend the English language

Preferred

Procore experience
Microsoft 365 experience
Multi-family construction
Fluent in Spanish is a plus
