Senior Project Manager
Foster Lawson is a company that specializes in construction management, and they are seeking a Senior Project Manager to lead residential and healthcare projects from preconstruction through closeout. The role involves managing budgets, schedules, and serving as the primary contact for all project stakeholders while ensuring compliance with local regulations.
Responsibilities
Lead all phases of residential and healthcare projects from preconstruction through closeout
Develop, manage, and report on project budgets, schedules, cash flow, and cost forecasts
Serve as the primary point of contact for owners, architects, engineers, inspectors, and consultants
Manage procurement of subcontractors, vendors, and long-lead items
Oversee RFIs, submittals, change orders, pay applications, and contract administration
Ensure compliance with San Francisco Building Codes , local ordinances, and applicable healthcare regulations (OSHPD/HCAI where required)
Lead OAC (Owner–Architect–Contractor) and stakeholder coordination meetings
Coordinate construction activities in occupied residential or active healthcare environments , minimizing disruption to residents, patients, and staff
Monitor quality control and ensure work conforms to contract documents and life-safety requirements
Collaborate closely with Superintendents to enforce jobsite safety, logistics planning, and schedule adherence
Manage inspections, punch lists, commissioning, and project closeout documentation
Identify project risks and opportunities, proactively developing mitigation strategies
Provide regular progress updates and reporting to senior leadership
Qualification
Required
8–12+ years of experience managing residential and/or healthcare construction projects
Proven track record delivering projects in San Francisco
Strong knowledge of residential building systems and/or healthcare construction requirements, including MEP, life safety, and regulatory compliance
Demonstrated ability to manage complex budgets, schedules, and multidisciplinary teams
Experience coordinating with AHJs, inspectors, and regulatory agencies
Excellent leadership, communication, and organizational skills
Proficiency with construction management software (Procore, Bluebeam, MS Project, Primavera, or similar)
Bachelor's degree in Construction Management, Engineering, Architecture, or related field preferred
OSHA 30 strongly preferred
Valid California Contractor's License (if required by employer)
Preferred
Multifamily, mixed-use residential, or healthcare facilities (hospitals, clinics, outpatient centers)
OSHPD/HCAI-regulated projects
Renovations or additions in occupied residential or healthcare facilities
Fast-track or phased construction
Seismic upgrades or complex MEP-intensive projects
LEED, sustainability, or energy-efficient construction
