Responsibilities
Review assigned loan files and apply conditions necessary to clear title issues
Follow up with title vendors to obtain complete and accurate title work
Partner with Processors and title vendors to gather required documentation from borrowers and lienholders within defined timelines
Identify non‑borrower property owners and spouses; update loan files and request valid government‑issued identification as needed
Request and review deeds or quit‑claim deeds to ensure borrower and property owner information aligns
Submit Trust and Power of Attorney (POA) documentation to the Compliance team for approval and update system records accordingly
Enter all “Also Known As” (AKA) names identified in supporting documents into the loan file
Vet and clear non‑contracted title vendors in accordance with internal vendor review procedures
Track and resolve issues related to problematic closings; document resolutions accurately
Perform other duties as required to support operational workflows
Qualification
Required
High school diploma or equivalent
At least 2 years of experience in title processing, loan closing, or funding within a mortgage or loan origination environment
Familiarity with residential mortgage loan origination processes; experience with Encompass/ICE LOS preferred
Strong attention to detail with excellent organizational and time‑management skills
Effective written and verbal communication skills and strong customer‑service orientation
Analytical skills with the ability to interpret data or operational metrics
Proficiency in Microsoft Office applications (Word, Excel, Outlook)
Preferred
Associate's or Bachelor's degree
Advanced knowledge of residential title processes and industry procedures
Experience working with multiple title vendors and complex ownership scenarios
Ability to work cross‑functionally in a fast‑paced environment
