Hotel Asset Manager -Japanese bilingual
Pasona N A, Inc. is seeking a Hotel Real Estate Asset Manager to support the management of their hotel real estate portfolio in New York. The role involves acting as the owner's representative, working with various teams to optimize financial performance and operational efficiency across properties.

Responsibilities
Monitor hotel performance: Analyze occupancy, ADR, RevPAR, STR, HOTSTATS, on-the-book and daily reports, staffing (FTE), revenues, operating expenses, capex, and other operational metrics
Operator communication & data collection: Maintain regular contact with the hotel operator/GM to obtain performance data, operational insights, and market intelligence
Performance reviews: Lead biweekly operator meetings, identify budget variances, and drive owner-led improvement strategies
Operational oversight: Track brand compliance, guest satisfaction, and efficiency indicators
Financial reporting & budgeting: Prepare monthly/annual reports (P&L, variance analysis, performance summaries) and support business plan/budget development and monitoring
Cash flow & distributions: Support ownership distribution decisions based on operating account balances and profit projections
Capital planning (CAPEX/FFE): Develop and manage capital plans with the operator; monitor FFE spend and classification; assess owner-funded building improvements and long-term investment timing/funding
Market/competitor research: Conduct market trend and benchmarking analysis to support strategy and decision-making
Lease administration & tenant analysis: Track expirations, renewals, escalations; analyze rent proposals; summarize key lease terms in a matrix
Tenant relations: Coordinate with the operator to resolve tenant issues and support retention
Inspections & risk management: Support site inspections/audits, identify physical/operational risks early, and minimize exposure
Records & documentation: Maintain accurate property, financial, invoice, and payment records; ensure deliverables are complete and reviewed
Project coordination: Support renovations/capital projects to ensure on-time, on-budget execution aligned with owner requirements
Stakeholder collaboration: Work across internal/external teams to resolve issues and maintain strong relationships
Strategic ownership meetings: Co-lead semiannual policy meetings with the operator to present strategy, share benchmarking, facilitate improvement initiatives, and strengthen owner-operator alignment
Owner representation & VIP support: Maintain collaborative relationships and assist with internal/external VIP visits and stays as needed
Qualification
Required
Hotel asset management experience is required
Education: Bachelor's degree in Real Estate, Finance, Business Administration, Economics, or a related field
Prior experience in the real estate industry desired, but not required
General interest and growth in the Construction and Real Estate Industry is fundamental
Preferred
Japanese language skills are highly preferred
Major or minor degree in Hotel Real Estate or Hospitality Management is desirable
Internships or coursework related to real estate, finance, or property management is a plus
