VICE PRESIDENT OF BEAR HOMES
Bear Real Estate Group is seeking a Vice President of Bear Homes to oversee the performance and profitability of the Bear Homes division. This role is responsible for operational leadership, growth strategy, financial performance, and team leadership within a vertically integrated real estate organization.

Responsibilities
Lead division-wide execution of operational strategy across construction, project management, sales, purchasing, design, and customer service
Establish and maintain clear KPIs, reporting cadence, and accountability across all functional teams
Drive alignment and collaboration with executive leadership and other Bear divisions
Ensure core processes are documented, followed, and continuously improved
Lead land acquisition and future community planning using market research and competitive data
Evaluate build, hold, or divest decisions in alignment with company-wide return thresholds
Direct spec and semi-custom product strategy, inventory mix, and community planning
Serve as a strategic business partner to ownership, clients, and external partners
Own division P&L, budgeting, forecasting, and financial performance
Drive margin improvement, cost control, and return optimization across all projects
Ensure timely, accurate financial and operational reporting to ownership
Oversee job cost controls, reconciliations, and ROI analysis of plans and options
Ensure the project management team reconciles job costs and monitors budgets of all homes under construction
Financial analysis of house plans and option pricing to determine which have the highest ROI
Provide knowledge, education, and training to the team to enhance the financial performance of the organization while fostering a dynamic work environment for all team members
Provide leadership to sales, marketing, and design teams to ensure alignment with market demand and brand standards
Monitor sales and marketing KPIs and adjust pricing, promotions, and strategy as needed
Guide design and value engineering decisions to enhance efficiency and profitability
Build, lead, and develop a high-performing team with a strong internal bench
Model company core values and foster a culture of accountability, collaboration, and trust
Oversee talent development, succession planning, and employee engagement
Ensure compliance with company policies, safety standards, and workplace expectations
Qualification
Required
Bachelor's degree required (Business, Finance, or related field)
Minimum of 10 years of homebuilding experience, preferably with P&L responsibility at a senior leadership level
Demonstrated experience leading multiple functional disciplines within a homebuilding organization
Strong financial, operational, and strategic decision-making skills
Excellent interpersonal, communication, and leadership capabilities
