Investor Loan Delivery Specialist
Homewise Inc. is seeking an Investor Loan Delivery Specialist to ensure accurate and timely delivery of mortgage loans to investors. The role involves managing post-closing documentation and collaborating with internal teams and external partners to meet compliance and operational goals.

Responsibilities
Review, track, and process receipt of physical loan documentation from title companies, including notes and recorded security instruments
Ensures all notes are properly endorsed and shipped to warehouse lenders or document custodians
Work with title companies, county offices, closers and custodians to resolve missing or inaccurate documentation
Manage delivery pipeline, track lock expirations and manage challenging deadlines
Prepare and deliver electronic loan files for loans sold on the secondary market (Fannie Mae, Freddie Mac, New Mexico Mortgage Finance Agency, Self-Help Credit Union)
Generate UCD & ULDD XML files for electronic loan delivery
Request note releases from warehouse lenders
Address and clear investor conditions or delivery errors
Provide back up to Post Closing Manager in the following duties:
Issue daily rate sheets
Price rates for discount point requests and assist loan officers with pricing and product selection
Secure interest rate commitments from investors
Track and reconcile lock commitments and loan purchase reports
Manage commitment extensions, pair-offs, and terminations
Ensure all loans meet investor and regulatory requirements (RESPA, TILA, QM, TRID) with no exceptions
Prepare and submit weekly closed loan reports and monthly reconciliation logs
Support audit requests and reporting requirements related to mortgage loan delivery
Partner with internal teams (Home Purchase Advisors, Real Estate Sales, Lending & Loan Servicing) to ensure best practices and compliance
Communicate effectively with external partners to resolve documentation issues
Develop and implement process improvements to enhance efficiency and audit readiness
Contribute to team goal of closing 461 purchase loans annually
Maintain compliance with all investor and regulatory requirements
Qualification
Required
Associate's degree in Business, Finance, Accounting, or related field
2+ years of experience in mortgage loan processing, post-closing, or document management
Familiarity with compliance regulations (RESPA, TILA, QM, TRID) and investor delivery requirements
Strong organizational and problem-solving skills; ability to manage multiple priorities
Attention to Detail: Maintains high standards of accuracy and compliance
Communication: Clear and professional in oral and written communication
Customer Service: Highly responsive to internal and external requests; exceeds expectations
Flexibility: Adapts quickly to changing priorities and conditions
Technical Skills: Proficient in Microsoft Office, loan origination systems (Calyx, ICE, MERS), and document tracking tools
Independence: Works effectively with minimal supervision
Availability to work flexible hours, including evenings or weekends, as needed
This is largely a sedentary role
Must be able to occasionally lift objects up to 20 pounds
