Senior Asset Manager

Responsibilities

Serve a key role in the acquisitions and disposition process, including establishing strategy, market analysis, underwriting, due diligence, on-boarding, and execution
Analyze OM, RFPs, BOVs
Study and analyze market and sub-market dynamics, risk adjusted returns
Create short term and long-term strategy / business plan for the asset
Implement leasing, budgeting, capital improvements, and other
Review and make recommendations regarding debt
Abstract and understand leases, CC&Rs, and all documents controlling the property
Manage property-level relationships with tenants, vendors, and all other stakeholders
Lead the on-boarding or disposition process
Work closely with VP of Asset Management to establish, implement, monitor, and adjust the global strategy for each asset and maintain a deep understanding of the performance and trajectory of each asset
Create, present to ET and execute asset-level and portfolio-level business plans and long-term strategy, KPIs to align with company expectations
Execute on leasing, capital, finance, debt, and operations of each asset
Build relationships in the market with key players
Build and maintain strong market knowledge, understanding all dynamics affecting the asset
Manage the leasing team and spearhead all leasing/marketing efforts, including, execution of logistics, related to each asset
Establish and align expectations with the leasing team and internal goals/KPIs
Evaluate and monitor the performance of the leasing team on an ongoing basis
Draft, review, and negotiate LOIs and leases, renewals, lease amendments, commission agreements with tenant rep brokers, and other documents up to 5,000 SF
Screen and qualify potential tenants through background checks, financial data review and tenant interviews
Prepare financial analysis on lease proposals to present to executive team
Proactively manage tenant expirations, occupancy, and merchandising on each asset
Have an in-depth knowledge of the market and competing properties
Oversee all aspects related to operation and performance of each asset
Collaborate with internal and external legal on all asset-related issues
Collaborate with property management to ensure alignment with budget, strategy, and relationships
Build relationships with tenants, vendors, and other property owners
Create and execute annual operating budgets, in conjunction with executive team and property manager(s)
Perform regular property site visits to ensure proper maintenance and leasibility of assets
Initiate appeals on property taxes
Be a key decision maker regarding credit issues and defaults within the portfolio
Ensure compliance with all loan covenants is maintained at each property
Coordinate strategy on property refinancing, loan extensions, and loan restructuring
Understand loan structure and lender requirements
Manage critical dates and deliverables
Maintain an understanding of the financial condition and performance of each property and proactively identify capital needs or deviations from the business plan
Review monthly financials
Review and understand any variances on the monthly financials
Track and review capital expenditures, CIP, and tenant ledgers
Provide narrative on Proforma variance
Oversee all construction efforts in the portfolio (internal and external) and ensure proper setup, execution, and timely completion with minimal liability to each tenant and/or property
Coordinate with construction on tenant build-outs, and tenant openings
Support any entitlement processes
Work with local municipalities to build relationships
Familiarize with local laws and future plans impacting the property

Required

Bachelor's degree required; preferred concentration in business or finance
3+ years of experience in commercial real estate (retail, industrial, office) with a minimum of a minimum 2 years in commercial real estate asset management
Ability to travel 25% of the month across U.S. markets
Self-motivated, inquisitive, and passionate
Strong interpersonal and communication skills
Highly effective transactional and negotiation skills
Strong analytical and strategic skills
Ability to solve problems and deal with a variety of variables in unique situations where only limited standardization exists
Detail oriented and able to maintain a high quality of work under pressure
Ability to read and interpret legal documents such as commercial leases, CC&R's, listing agreements, management agreements, loan agreements and service contracts
Ability to write clear, professional reports and correspondence
Excellent grasp of real estate financial statements including profit and loss statements, balance sheets and cash flow statements
Highly proficient or capacity to learn real estate finance with ability to perform ad hoc financial analysis and calculate NOI, IRR and ROE
Ability to assist in document preparation
Highly proficient in Microsoft Excel

Preferred

Industrial real estate experience preferred
Argus Valuation and MRI experience is a plus
