Responsibilities
Owner Relations: Serve as the primary operational representative for ownership, providing clear, timely communication on asset performance, operational initiatives, risks, and opportunities. Ensure alignment between on-site execution and ownership objectives
Marketing & Leasing: Oversight of marketing activities such as reviewing market comps and economic information, review weekly lead and follow up reports, reviewing screening results and metrics. Partner with the Marketing team to develop marketing budgets and plans as well as monitor ad effectiveness and spend
Financial Management: Review budgets, operating statements, revenue, expenses; analyze market data; drive revenue growth and occupancy. Responsible for review and approval of all property purchasing with complete adherence to the expense budget
Team Leadership: Recruit, train, coach, and manage Property Managers and site staff; foster strong company culture and high productivity. Review resident and mystery shop survey results and create action plans for team members who don't meet minimum requirements
Operations Oversight: Ensure daily operations, maintenance, resident relations, and property appearance meet standards; conduct site visits and inspections
Proficient in Yardi: Knowledge of property specific front-end technology and ensure property staff utilize systems as intended
Compliance: Oversight of property risk management, safety standards and team member and resident liability and work with Property Managers and Maintenance Supervisors to ensure timely preparation of rent ready. Ensure adherence to company policies, fair housing laws, safety standards, and property management agreements
Qualification
Required
Experience working with financials and budgets; and general office, bookkeeping and sales skills
Proficiency in Yardi property management software and related software applications
Proficiency in Microsoft Office Suite and other computer applications
Ability to draw data results from systems-driven reporting and communicate its financial terms to stakeholders
Experience working with financials and budgets

7+ years of related experience
