Community Sales Manager

Olivia Clarke Homes is seeking a Community Sales Manager responsible for driving home sales performance and delivering a high-quality customer experience. The role involves collaborating with the team, achieving sales targets, and managing customer relationships throughout the sales process.

Responsibilities

Dedicate full working time and effort to advancing home sales objectives and supporting the company’s overall business goals
Uphold a professional image and serve as a brand ambassador for the company across all in-person, digital, and social media interactions
Conduct all activities in a manner that reflects positively on the company, its communities, and its partners
Collaborate closely with the Construction Manager and entire Olivia Clarke Homes team to support timely delivery and uphold the company’s Guiding Principles
Consistently achieve community sales targets as established by leadership and corporate sales goals, including minimum monthly net sales benchmarks
Maintain acceptable cancellation-to-sales ratios in alignment with company standards
Actively generate a portion of showroom traffic through self-directed outreach, networking, and community engagement
Execute and monitor local signage and directional marketing efforts, ensuring signage is properly placed, compliant, and reviewed regularly
Provide input and recommendations related to community advertising and promotional strategies
Promptly respond to and follow up on all inbound internet and phone inquiries
Accurately track and document weekly traffic, prospects, and Realtor registrations in the company’s CRM system within required deadlines
Cultivate relationships with Realtors and professional partners through calls, mailings, and in-person outreach
Assist with maintaining accurate and timely MLS listings in accordance with company policies
Prepare and submit complete, accurate sales contracts and required documentation in a timely manner
Maintain all buyer and prospect records within the company’s designated CRM system
Communicate contract revisions or changes immediately to sales leadership and construction partners
Monitor loan progress with lenders and buyers, ensuring status updates are current and communicated to internal teams
Submit cancellations, inventory contracts, and time-sensitive documents to corporate offices within established timeframes
Conduct regular follow-up with buyers throughout the purchase and construction process, including post-closing contact
Coordinate closing schedules with lenders, title companies, buyers, and internal departments
Serve as the primary point of contact for buyer concerns, walkthroughs, and closing-related activities
Schedule and participate in all required home walkthroughs prior to closing
Ensure model homes are open and staffed during assigned business hours
Maintain the overall presentation of model homes and community areas, including interior cleanliness, exterior appearance, signage, and basic upkeep coordination
Manage closing materials, homeowner packets, and key distribution in accordance with funding verification procedures
Maintain adequate office supplies and sales materials, subject to management approval
Regularly tour homes under construction and report issues or discrepancies to construction leadership
Oversee the appearance and security of completed, unsold homes within the community
Participate fully in ongoing sales training and professional development as directed
Prepare quarterly competitive market analyses, including pricing, product features, and financing incentives within the assigned market area
Provide data-supported recommendations to leadership regarding product offerings or community adjustments based on buyer feedback and market trends
Adhere to all company safety policies and procedures at all times
Provide guidance, mentoring, and day-to-day support to sales assistants within the community
Exercise independent judgment in contract negotiations and localized advertising decisions within approved guidelines
Schedule and conduct Realtor outreach and promotional activities both on-site and off-site as needed
