Renewals & Collections Property Specialist

Responsibilities

Oversee renewal strategy execution across multiple communities, ensuring alignment with company retention goals and pricing strategies
Monitor renewal performance, identify trends, and proactively address risks impacting retention
Review and support renewal lease preparation, ensuring compliance with internal standards and regulatory requirements
Partner with Revenue and Marketing teams on renewal incentives, offers, and resident communication strategies
Monitor delinquency trends and balances across the portfolio, identifying communities or accounts requiring intervention
Ensure adherence to delinquency timelines, late notice requirements, and eviction filing policies
Serve as a point of coordination between on-site teams and leadership regarding eviction status and reporting
Support process improvements to reduce delinquency exposure and improve collections outcomes
Oversee income recertification processes and documentation compliance where required
Ensure resident documentation is properly completed, submitted, and stored within property management systems
Provide guidance to on-site teams regarding policy interpretation, procedural updates, and compliance expectations
Develop and maintain Standard Operating Procedures (SOPs), training guides, and reference materials for renewals, delinquency, and compliance processes
Conduct trainings for community managers and regional leaders as needed
Serve as a resource for new community leadership to ensure consistent adoption of portfolio standards
Compile and distribute regular reports on retention, delinquency, eviction activity, and related KPIs
Analyze data to identify trends, risks, and opportunities for operational improvement
Provide executive-level summaries and insights to leadership to support decision-making
Partner with Operations, Accounting, Revenue, and Marketing teams to align strategy and execution
Act as a liaison between corporate leadership and on-site teams to support operational clarity and consistency

Required

Bachelor's degree preferred or equivalent industry experience
3+ years of experience in property management, resident operations, or multi-site housing operations
Strong working knowledge of lease administration, renewals, delinquency, and eviction processes
Experience working with property management systems (e.g., Entrata or similar platforms)
Advanced organizational, analytical, and communication skills
Proven ability to manage multiple priorities across a large portfolio
