Responsibilities

Assures the optimal function of building systems, develops short and long-term facility utilization O&M plans, manages specific projects with in-house resources or contractors, acts to ensure compliance with building codes, health and safety standards, oversees contractors for outsourced services, manages and oversees technical projects, assists with group projects if needed, responsible for cost controls associated with maintaining the facility, equipment, and furnishings
Supervises administrative support functions as required, administer operations and maintenance activities acquired in leases & contracts, develop policies & procedures, manages support functions as required, performs financial & technical analysis, and maintains vendor relations. Responsible for maintenance, janitorial, vending contracts, contract negotiations and enforcement of existing contract conditions
Provide customer support services for all Property Services functions and facility sites. Handles or directs property use issues and requests to department staff and notifies parties involved regarding status. Facilitates communication for customers and Property Services staff. Assist business units with long-term asset-facility planning and Property Services processes. Provide input to business units regarding Property Services policy, services and budget
Coordinate, schedule, monitor assigned projects with internal or external sources. Communicate project status and relevant issues to customers. Ensure that business units receive the services specified under service provider contracts. Provide work direction to service providers and resolve service delivery issues raised by business units or Property Services staff. Participate in periodic staff meetings with service provider managers. Act as liaison between contractors, internal service providers, and customers and assist in resolving issues between business units and Property Services staff and vendors
Develop, implement and maintain a comprehensive customer service program for Property Services customers and other users of corporate facilities, including problem resolution, training, surveying and marketing. Assist in development of internal policies and procedures. Communicate policies and procedures to customers
Coordinate and gather business unit budget requests. Review and make budget recommendations to business unit representatives and department staff. Gather and provide feedback to Property Services regarding changes to budgets due to business unit needs. Provide budget and project status information to business units if necessary. Research expense inquiries and discrepancies and resolve variances
Participate in the development and management of reports and data to support department functions. Establish, monitor and maintain daily management processes for assigned functions. Carryout evaluations and projects for services and products as assigned
Monitor property assets in assigned areas and work with business unit representatives and Property Services staff to optimize property utilization. Recommend office use changes and reconfigurations to enable best and highest use of property. Anticipate office space changes based on establishing relationship with customers and forecasting their needs. Provide information on customer needs and space use to sources within Property Services to support strategic property utilization planning

Required

Bachelor's degree in engineering, property management, related technical field, or equivalent experience and a minimum 5 years of experience is required
Must have strong and demonstrated skill sets in the areas of leadership, project, management, property management, operations and maintenance, technical analysis, and budgeting
Extensive travel is required throughout the Xcel Energy portfolio
Proven written and verbal communication skills
Project /Operations & Maintenance management experience
Ability to communicate on technical and non-technical levels
Broad-based working knowledge of company and the business environment of Facilities Management customers
Working knowledge of Federal (OSHA, EEO, ADA, HAZMAT), State (Worker's Comp, Building Codes), Local (Zoning, HVAC, High Rise) codes

Preferred

IFMA, BOMA, or industry related certification preferred
Proficiency in all standard computer programs is preferred
