Real Estate Due Diligence Associate

IONNA is seeking a Real Estate Due Diligence Associate responsible for coordinating, managing, and analyzing all due diligence activities for real estate acquisitions and development projects. The role involves supporting investment and development teams by identifying risks and ensuring informed decision-making prior to closing.

Responsibilities

Coordinate end-to-end due diligence efforts for acquisitions and development opportunities
Manage diligence checklists and timelines to ensure timely completion prior to closing
Review and summarize key diligence materials including title, survey, and ALTA reports
Coordinate with environmental consultants to conduct site assessments and obtain necessary reports
Conduct zoning analysis to determine the suitability of properties for development
Evaluate preliminary power availability and requirements for potential sites
Pre-Application Meetings with the approving jurisdictions
Coordinate consultants including but not limited to environmental consultants, surveyors and civil engineers
Review geotechnical reports, utility studies, floodplain analysis, and site constraints
Identify development risks related to site conditions, access, infrastructure, and constructability
Prepare concise diligence memoranda and executive summaries
Maintain organized diligence files and data rooms
Track post-closing obligations, conditions, and deadlines

Required

5+ years of experience in real estate due diligence, acquisitions, development, or consulting
U.S. citizen or lawful permanent resident (green card holder) who does not require current or future visa sponsorship
Detail-oriented and analytical
Experience in managing complex diligence processes across multiple asset types

Preferred

Bachelor's degree in real estate, finance, business, urban Planning, engineering, or related field
Professional certification related to this role
Experience with small to mid-size commercial real estate transactions
