Responsibilities

Negotiate with owners and landlords, suppliers, and vendors to ensure competitive pricing, renewals, and contract terms
Foster clear and consistent communication between landlords, brokers and internal stakeholders, acting as liaison between parties, ensuring alignment on project objectives, schedules, and deliverables
Prioritizing project order across multiple lines of business (swim, gym)
Future Planning - strategic planning of future builds, including projecting regional, and local work, and related costs and budgets
Build and review pro formas, ROI analyses, and investment justifications for new and existing sites
Partner with finance to ensure real estate decisions meet budget and return requirements
Oversee real estate-related costs, including rent, CAM, and transaction expenses
Ensure compliance with lease obligations, zoning requirements, and applicable regulation
Oversee lease administration and critical date tracking
Support risk management efforts including insurance, indemnification, and landlord compliance

Required

Strategic planning
Negotiation and relationship building - exceptional leadership, communication, and negotiation skills
Strong knowledge of real estate lease negotiation and management methods, regulations, and best practices
Proven ability to manage complex negotiations, contacts, budgets, drive cost savings, and ensure schedule adherence
Project oriented - proficient with time management and follow-through
Detail oriented, with exceptional organizational skills
3+ years of experience in lease management, with a track record of successful multi-site negotiations
Strong knowledge of lease methods, regulations, and best practices
Financial modeling and deal analysis
Proven history of developing successful, long-term landlord relationships, leading to successful lease management
Proficiency working with Microsoft, Google Suite, or similar office applications, including email, spreadsheets, video meetings, and file management

Preferred

5+ years of experience in lease negotiation and real estate management
Bachelor's degree in Real Estate, Finance, Business or related field
Strong experience negotiating commercial leases and managing multi-site portfolios
Advanced financial modeling
Excellent negotiation, communication, and stakeholder management abilities
Experienced with frequent travel
