Responsibilities
Supervise and coordinate daily maintenance operations across multiple residential properties to ensure efficient and effective service delivery
Lead, train, and evaluate maintenance staff, fostering a productive and safety-conscious work environment
Develop and implement preventive maintenance schedules for HVAC, plumbing, electrical, and other building systems to reduce emergency repairs and prolong equipment life
Manage relationships with external contractors and vendors, including negotiating contracts and overseeing work quality and timelines
Respond promptly to tenant maintenance requests and emergencies, ensuring timely resolution and clear communication
Maintain accurate records of maintenance activities, inspections, and compliance with safety regulations
Collaborate with property management teams to plan and execute capital improvement projects and budget maintenance expenses
Qualification
Required
High school diploma or equivalent required; technical certification or associate degree in facilities management, building maintenance, or related field preferred
Minimum of 3 years of experience in maintenance supervision or a similar role within residential property management
Strong knowledge of building systems including HVAC, electrical, plumbing, and general construction
Proven ability to lead and manage a team effectively
Familiarity with safety regulations and compliance standards relevant to residential properties
Preferred
Certification in HVAC, electrical, plumbing, or facilities management (e.g., CFM, HVAC Technician Certification)
Experience with computerized maintenance management systems (CMMS) and property management software
Knowledge of local building codes and environmental regulations in New Jersey
Project management experience related to property maintenance or capital improvements
Strong customer service background with experience handling tenant relations
