Responsibilities
Perform thorough Texas title examinations of public records (deeds, mortgages, tax records, judgments, liens, plats, etc.)
Prepare Texas-compliant title commitments, preliminary title reports, and ownership histories in accordance with state and underwriter requirements
Identify title defects, such as breaks in chain of title, unreleased liens, or other encumbrances unique to Texas
Communicate clearly with curative staff, underwriters, attorneys, and clients
Work with underwriters to obtain special coverage and endorsements per Texas regulations
Maintain up-to-date knowledge of Texas title insurance requirements and underwriting standards
Ensure timely delivery of title products within established deadlines
Maintain accurate documentation within the title production system
Escalate complex Texas-specific issues to management or underwriting as needed
Consistently meet SLAs, quality expectations, and internal performance metrics
Support process improvements and assist in training new examiners when needed
Perform other duties as assigned; occasional overtime may be required
Qualification
Required
3+ years of experience specifically examining Texas title files
Strong knowledge of Texas real estate documents, legal descriptions, property research, and title insurance underwriting
Ability to interpret Texas surveys, plats, metes and bounds, and other legal descriptions
Exceptional attention to detail, analytical thinking, and problem-solving skills
Strong verbal and written communication abilities
Ability to work independently in a fast-paced, deadline-driven environment
Preferred
Experience with Resware or other title production software
