Development Associate
Elmington Affordable is one of the top affordable housing developers in the U.S., and they are seeking a Development Associate to join their team. This role focuses on affordable housing and multifamily investment and development, involving responsibilities such as funding applications, underwriting, site selection, and internal reporting.

Responsibilities
Consistently identities and tracks active government RFPs nationwide; prepares and submits detailed applications
Drafts Bond, LIHTC, soft money, and other project funding applications
Demonstrates basic understanding of operating proforma through NOI
Demonstrates basic understanding of Sources & Uses
Demonstrates basic understanding of the 4%/9% tax credit and debt sizing calculations
Demonstrates basic understanding of discounted cash flow and IRR analysis
Drafts quality initial internal underwritings focusing on basic proforma inputs
Researches and performs Competitive market analysis
Performs Ad Hoc research and analysis
Proactively and consistently identifies potential new land sites
Scores potential sites based on market qualifications
Ability to learn and use ArcGIS software
Maintains internal checklists
Tracks external Due Diligence Checklists and responds with information as directed by supervisor
Creates maps, exhibits, and presentations
Helps maintain internal project management checklists
Consistently takes and distributes meeting minutes
Demonstrates proficiency with Microsoft Office Suite: Excel, Word, PowerPoint, Outlook, Teams, etc
Demonstrates proficiency with CoStar, LoopNet, ArcGIS, Google Maps, and other commonly used programs
Perform all other duties as assigned

Bachelor's degree
3-5 years of experience in real estate investing and development
Knowledge of affordable housing practices
