Responsibilities
Lead the preparation of annual operating budgets for individual properties and the corporate entity
Partner with property management, asset management, and department heads to develop realistic revenue, expense and capital improvements assumptions
Prepare periodic rolling forecasts and other long-term financial planning
Perform monthly and quarterly budget-to-actual variance analysis at both the property and corporate levels
Investigate discrepancies, identify root causes, and work with stakeholders to implement corrective action plans
Review CAM/NNN expenses against lease terms to ensure tenant recoveries are accurate, complete, and consistent with lease agreements
Prepare and present concise reports for executives and ownership, highlighting key trends and findings
Identify cost overruns and inefficiencies in operating expenses, vendor contracts, utilities, maintenance, and administrative functions, and make recommendations for process improvements and cost-savings
Serve as a financial partner to asset managers, project managers and department leaders to provide key insights into financial performance
Work closely with the accounting team in preparing financial reports, identifying causes of variances, and adjusting the books as necessary
Qualification
Required
Bachelor's degree in Accounting and/or Finance
3-7 years of experience in budgeting, FP&A, financial reporting or financial analysis
Moderate-to-advanced Excel user
Good working knowledge of GAAP
Ability to communicate financial concepts clearly to non-financial stakeholders
High ownership over work product
Operationally minded
Comfortable with being professionally disagreeable
Preferred
Competencies in PowerBI or Tableau
