Responsibilities

Establish and iteratively refine site qualification frameworks addressing zoning compliance, permitting pathways, spatial requirements, demographic fit, brand alignment, and regulatory exposure, then convert these standards into AI-compatible formats that support automated filtering and evaluation
Render definitive go/no-go determinations on prospective sites each week informed by research delivered by individual contributors and brokers, advancing the deal pipeline with transparent reasoning tied to qualification standards
Directly negotiate term sheets, letters of intent, and lease amendments through to execution, calibrating speed, liability, and expense, while deploying AI-powered tools to identify clause-level hazards and expedite legal clearance
Create detailed briefing materials and conduct routine engagement sessions to energize brokers, developers, and capital partners. Employ AI to produce tailored outreach at volume that yields qualified transaction flow
Take full ownership of the campus site acquisition pipeline from end to end, encompassing the definition of qualification standards and cultivation of broker partnerships through personally finalizing leases that dictate our scaling trajectory and pace

Required

A minimum of 5 years leading multi-location real estate growth initiatives or site acquisition programs
Track record of personally finalizing no fewer than 25 commercial real estate transactions, including lease agreements and/or acquisitions, with direct responsibility for deal architecture and completion
Proven ownership of transaction results, distinct from mere coordination or supervisory roles
Current, active integration of AI technologies into everyday work processes (e.g., GPT platforms, contract clause analysis, research automation, pipeline tracking)
Capacity to rapidly evaluate site suitability through analysis of zoning regulations, permit requirements, and regulatory frameworks
Proficiency in applying AI-powered tools for investigative work, document preparation, and contract examination
U.S.-based with availability to travel up to 25% of the time
Legal authorization to work in the United States without need for visa sponsorship

Preferred

Prior involvement in franchise growth programs or multi-unit retail deployment strategies
Experience designing or substantially enhancing scalable site selection methodologies
Proven capability to assess lease versus acquisition trade-offs and determine optimal deal structure for individual sites
