The role involves preparing enhanced preliminary title reports for foreclosure and distressed properties, requiring strong familiarity with county records research and judicial foreclosure environments.

Responsibilities
Prepare Enhanced Owner & Encumbrance (O&E) preliminary title reports for foreclosure and distressed properties
Reports must trace ownership back to the last arms-length transfer of value, typically a warranty deed or equivalent vesting deed
Searches must continue past quit claim deeds, foreclosure certificates, tax deeds, or auction transfers when applicable
Research includes: Open mortgages, Judgment liens, HOA / COA liens, IRS liens, Municipal and code enforcement liens (if filed in official records)
All work is completed inside PropertyOnion's proprietary dashboard and reporting portal
Qualification
Required
Prior foreclosure title abstracting experience
Strong familiarity with Owner & Encumbrance (O&E) / pencil/foreclosure title abstract reports
County records research
Judicial foreclosure, tax deed, and lien environments
Ability to work accurately and consistently within structured systems
