Compliance Specialist
Integrated Openings Solutions is seeking a detail-oriented Compliance Specialist to join their Contracts & Compliance team. This role is critical for managing compliance documentation, mitigating risk, and fostering strong customer relationships within their construction operations.

Responsibilities
Review and verify incoming lien waivers and releases for accuracy, completeness, and adherence to state-specific regulations and contract terms
Prepare and process partial and final lien releases to ensure the company receives timely payments from general contractors, verifying dollar amounts against invoices and pay applications with particular attention to dates to ensure IOS doesn't waive rights prematurely
Review and track certificates of insurance (COIs) for compliance with contract requirements and insurance specifications
Collaborate primarily with general contractors and the internal billing team to resolve discrepancies in documentation
Serve as a liaison between internal teams and external parties to facilitate smooth document flow and ensure project-specific compliance requirements are met
Ensure all lien waivers are returned to general contractors within established deadlines (target turnaround: 1-3 business days when no discrepancies exist)
Monitor expiration dates on certificates of insurance and proactively request renewals
Oversee and execute document flow and final submission between company and customers
Ensure all compliance documents are properly organized, accessible, and archived in accordance with company retention policies
Qualification
Required
Extreme attention to detail: Demonstrated ability to review documents with exceptional accuracy and catch errors that others might miss
Advanced computer proficiency: Comfortable learning and using multiple software platforms; strong skills in Microsoft Office Suite (particularly Outlook and Excel)
Organizational excellence: Proven ability to manage multiple competing priorities, meet strict deadlines, and maintain organization under pressure
Strong communication skills: Excellent written and verbal communication abilities for coordinating with internal teams and external parties
Professional demeanor: Ability to represent the company professionally in all interactions and maintain composure when addressing discrepancies or disputes
Preferred
Working knowledge of construction contracts and documentation processes
Familiarity with lien waiver regulations and construction payment procedures (training will be provided)
Previous experience in construction administration, compliance, or contract support roles
Understanding of certificate of insurance requirements and commercial insurance concepts
