Responsibilities
Lead and train a team of maintenance technicians, including assigning tasks, training new staff, and evaluating performance
Receive, prioritize, and assign maintenance work orders, ensuring timely completion and proper documentation
Perform complex repairs across various systems including plumbing, electrical, HVAC, carpentry, and appliance repair, often handling issues that require advanced troubleshooting skills
Develop and implement a comprehensive preventative maintenance schedule for building systems and equipment to proactively address potential issues
Coordinate with outside contractors and vendors for specialized repairs or large-scale projects, ensuring quality work and competitive pricing
Regularly inspect property units, common areas, and exterior grounds to identify maintenance needs and ensure compliance with safety standards
Respond to after-hours emergency maintenance calls and coordinate necessary repairs in urgent situations
Assist the property manager in managing the maintenance budget by tracking expenses and identifying cost-saving opportunities
Adhere to all safety regulations and procedures while performing maintenance tasks
Other responsibilities deemed necessary by supervisor
Qualification
Required
Extensive knowledge of building systems including plumbing, electrical, HVAC, and basic carpentry skills
Proven experience supervising and motivating a team of maintenance technicians
Strong analytical skills to diagnose complex maintenance issues and develop effective solutions
Excellent communication to interact with residents, staff, vendors, and property managers regarding maintenance requests and updates
Capability to perform physically demanding tasks such as lifting heavy objects, climbing ladders, and working in various weather conditions
Several years of experience as a maintenance technician in a property management setting
Valid driver's license and reliable transportation
GED or High School diploma or equivalent
Preferred
Prior experience leading or supervising a maintenance team is preferred
Bilingual preferred
Proficient in Microsoft Office Suite
