Field Compliance Technician
Tverdov Housing is seeking a detail-oriented and proactive Field Compliance Technician to ensure their rental properties meet all standards of care while maintaining high-quality processes. The role involves conducting site visits, coordinating with inspectors, and managing compliance documentation.

Responsibilities
Conduct thorough move-out inspections following company procedures, including blue taping identified issues, taking detailed photos, and retrieving lockboxes to ensure nothing is missed
Perform Move-in inspections once units are ready, documenting condition with photos per established protocols
Schedule and coordinate municipal Certificates of Occupancy inspections (CO), state inspections, and fire inspections; attend inspections on-site with inspectors, document violations via notes and photos, and generate work orders for corrections
Assist with fire inspections by attending on-site, bringing necessary tools/materials (e.g., smoke detectors, carbon monoxide alarms) to address immediate non-compliance issues
Occasionally waiting for building department inspectors to close out old permits for rental CO inspections
Manage annual site visits of all managed rental properties, including scheduling with tenants and completing inspection process in Lead Simple
Oversee the full lead-based paint compliance process by scheduling and coordinating with Lead inspectors to ensure adherence to state requirements
Identify and communicate field-discovered issues (e.g., lease violations, overcrowding, unauthorized pets) to property managers
Perform monthly Vendor Compliance Reviews and Owner Insurance Compliance Reviews in Lead Simple to ensure compliance
Complete and submit all paperwork required for compliance forms (CO forms, HOA forms, fire safety, MVDC, VDC, window guard compliance, etc.)
Oversee process for New Brunswick garbage ticket violations
Strictly adhere to Tverdov Housing Policies and Procedures
Provide mandatory assistance with student rental turnovers during the last week of May and first week of June each year (intensive field support)
Qualification
Required
Have a reliable vehicle
Ability to meet deadline and be on time
Basic knowledge of fire safety codes and housing codes
Excellent attention to detail
Strong communication skills
Can follow directions, handle constructive criticism, and meet deadlines
Preferred
Previous real estate experience a plus
