Part -Time Groundskeeper/Porter
University Partners is seeking a Groundskeeper responsible for maintaining community grounds and common areas. The role involves ensuring cleanliness, safety, and visual appeal, while assisting with minor landscaping duties and providing excellent service to residents and guests.

Responsibilities
Provide excellent service to residents, guests, employees, and contractors
Deliver resident correspondence and packages as requested
Clean and monitor trash receptacles and amenity areas, including the clubhouse, model apartment, pool, sports courts, and restrooms
Remove debris from community grounds, breezeways, and amenity areas
Perform minor landscaping duties as needed
Conduct daily inspections for maintenance issues and cleanliness
Perform pressure washing of common areas, sidewalks, and buildings as directed
Complete minor work orders as assigned by the Maintenance Supervisor
Assist vendors during move-ins/move-outs and provide input to Maintenance Supervisor on vendor performance
Maintain proper inventory of maintenance supplies and equipment; report shortages or issues immediately
Maintain logs including MSDS/OSHA/EPA as directed
Keep accurate time records and obtain authorization for overtime
Maintain trash receptacles, monitor city pick-up schedules, and report any issues
Assist with custodial duties: sweeping, mopping, vacuuming, trash removal, and general cleaning in interior areas
Ensure pool maintenance, chemical logs, and safety compliance as directed
Provide weekend coverage as scheduled
Conduct scheduled inspections including landscape walks, breezeway inspections, and safety/trip hazard checks
Attend monthly safety meetings and implement recommended practices
Ensure all equipment is maintained and inventoried correctly
Maintain certifications and licenses required for the role
Assist with unit punch lists and inspections
Coordinate with vendors to ensure schedules and standards are met
Qualification
Required
Neat, organized, and respectful of property and landscape
Ability to read labels, instructions, and correspondence; write basic notes and communicate effectively
Basic math skills including addition, subtraction, multiplication, division, and measurement conversions
Strong customer service skills and professional demeanor
Team player with patience, effective time management, and ability to follow directions
Ability to work under pressure and in all weather conditions, including weekends and overtime
Willingness to learn and take direction
Less than high school education, up to six months related experience, or equivalent combination of education and experience
Broad experience in grounds maintenance, basic landscaping, and minor repairs (including small engines)
