Director of Marketing
Birchstone Residential is seeking a Director of Marketing to lead the overall strategy, production, and implementation of their marketing campaigns. Responsibilities
Leads the development and execution of comprehensive marketing strategies that support the portfolio’s financial performance goals, including marketing, advertising, leasing initiatives, new development presentations, and internal and external communications
Develop short- and long-term, data-driven marketing plans using multi-channel insights to improve leasing velocity, revenue, brand awareness, and resident retention
Oversee the implementation and optimization of marketing technology and AI tools used for campaign automation, audience targeting, content optimization, attribution modeling, and performance analytics across the portfolio
Research, analyzes, and monitors financial, technological, demographic, and behavioral data to identify market opportunities, anticipate competitive activity, and inform proactive marketing strategies
Monitors market conditions including trends, forecasts, job growth, and economic indicators impacting occupancy and leasing performance; uses predictive insights and marketing analytics to recommend response strategies that address underperforming assets and maximize revenue on stabilized communities
Develops, manages, and monitors the marketing operating budget, ensuring alignment between investment, performance metrics, return on marketing spend, and targeted profit, loss, and market share goals in line with industry and economic trends
Aggregates and interprets marketing data from property management systems, CRM platforms, digital advertising channels, third-party listing services, and social platforms to guide strategic decision-making, optimize marketing spend, and improve portfolio performance
Establishes controls to measure marketing effectiveness and continuously evaluates multi-channel performance; applies AI-driven insights and analytics to adjust strategies, campaigns, and channel allocation to meet financial and leasing objectives
Guides the preparation of marketing performance dashboards and reports; presents insights, trends, risks, and recommendations to executive leadership to support data-driven decision-making
Determines agencies and suppliers of record and negotiates contract terms and conditions for major services and serves as liaison with outside agencies on ongoing promotional campaigns
Establishes and maintains relationships with industry influencers and key community and strategic partners
Keeping up to date with relevant marketing training annually, specifically seeking out any additional Marketing-related courses as they become available
