Asset Manager, Real Estate Transactions (Foster City)

The Asset Manager, Real Estate Transactions will manage projects within the stabilized portfolio, overseeing property rehabilitations, loan modifications, and capital transactions while coordinating with internal teams and external partners.

Responsibilities

Support portfolio strategy by maintaining asset planning tools, identifying risks and opportunities, and developing long-term project pipelines
Monitor RFPs/NOFAs, energy incentives/grants, prepare funding applications, and assess project impacts on cash flow, compliance, rents, and capital needs
Lead project execution by coordinating document reviews, securing internal/external approvals, updating internal systems, and managing communication with stakeholders, and site teams
Prepare and present materials for Board and Committee meetings; provide regular project updates to leadership
Manage all HAP contract activities, including applying for available funds, negotiating contract terms, and coordinating implementation with internal and external partners
Identify and execute refinancing and loan modification opportunities; evaluate properties for restructuring programs and lead approved financing processes through closing
Oversee property rehabilitation planning and execution, including budgeting, scheduling, contractor negotiations, adherence to building guidelines, and collection of warranties/O&M documentation
Coordinate capital improvement activities with Construction/Facilities teams to ensure projects meet scope, budget, and timeline expectations while securing eligible loan/grant draws and rebates
Manage investor buyouts by monitoring options and right of first refusals, coordinating with investors, preparing approval materials, documenting transactions, and supporting accounting requirements

Required

Proficiency using Excel, Word, and Outlook
Ability to prepare financial feasibility analysis and strategic plans, conduct research, and prepare narrative reports and proposals
Proven capability to analyze complex problems
Excellent reading, written and verbal communication
Ability to work in fast-moving, flexible environment and maintain priorities and project management skills
Ability to prepare financial feasibility analysis, conduct research and prepare narrative reports and proposals
Self-starter, minimal need for guidance from manager/supervisor
Commitment to the Mission and Values of MidPen
Must have valid California driver's license, reliable transportation, and proof of current auto insurance policy
Bachelor's degree in finance, Community Development, Economics, Urban Planning, or related field plus 3 years' experience in low-income housing development or asset management, or combination of education and relevant work experience
