Responsibilities
Lead the development and execution of individual asset business plans, including revenue management strategies, expense controls, capex planning and repositioning initiatives
Identify opportunities to increase NOI through pricing strategy, ancillary revenue streams, new business activities, cost reduction, third-party contract optimization and operational efficiency
Review and analyze key self-storage KPIs including occupancy, rent, move-ins/outs, lead volume, conversion, marketing efficiency, payroll, and controllable expenses
Review, interpret, and explain property-level financial statements (P&L, budget vs. actuals, variance analysis) to identify risks, trends, and performance issues
Own approved budgets by continuously reviewing budget vs. actuals and holding Operations accountable to stay within targets
Own asset-level performance; identify underperformance and partner directly with all levels of Operations team to develop corrective action plans; track and enforce execution of corrective action plans, ensuring initiatives are implemented and results achieved
Coordinate with in-house Development team to manage asset-level CapEx initiatives, including expansions, renovations or conversions
Maintain frequent communication with various teams (Property Management, Marketing, Revenue & Expense Management, Payroll, Construction, FP&A) to drive execution and resolve issues quickly
Prepare and present clear, concise performance updates, risks, and recommendations to executive leadership
Qualification
Required
Bachelor's degree in Real Estate, Finance, Business, Economics, or related field
3-7+ years of experience in asset management, real estate, finance, or operations
Strong analytical skills with experience reviewing and interpreting Financial Statements, KPIs, budgets, and other operating performance reports
Strong communication and presentation skills; comfortable and confident in a high-visibility, high-pressure environment
Highly organized with the ability to manage multiple assets, initiatives, and follow-ups in a fast-paced environment
Advanced Excel skills
Preferred
Experience with self-storage operating systems
