The role involves overseeing the maintenance and mechanical upkeep of the property, managing the maintenance team, and ensuring high standards of resident and client satisfaction.

Responsibilities
Ensuring the maintenance of painting and cleaning of the property (internal and external)
Ensuring all maintenance work (including mechanical work), code work, fire alarm check, capital improvement projects completed in-house
Scheduling any/all capital improvement projects and apartment work
Set the scope, get bids, check contractors and submit for approval when improvements are done with outside contractors
Ensuring the repair all appliances (refrigerators, stoves, dishwashers, etc.); obtain prices and quotes for appliances when necessary
Repair and ensure all boiler machinery is kept in good working condition; includes completion of monthly inspection reports
Snow removal where applicable
Maintain good resident and client relations and inform VP Facilities of any potential or existing problems
Manage the night and weekend maintenance staff
Ensure that maintenance team completes all work orders in a timely, professional and courteous manner
Hire and terminate maintenance staff in cooperation with the internal management team; includes cleaners, painters, grounds personnel and janitorial team members
Ensure that payroll is submitted accurately and in a timely fashion for the maintenance team
Work with VP Facilities and on-site management team to manage the day-to-day schedule based on portfolio and business needs
Qualification
Required
High school diploma
HVAC certification
Certification in electrical (commercial and residential)
Universal certification
Valid driver's license and current automobile insurance
Excellent customer service skills
Strong interpersonal skills and the ability to communicate instructions accurately
Effectively perform in a fast paced portfolio
Preferred
Additional education preferred
Minimum of two years supervisory experience preferred
