Responsibilities

Lead regional engineering and maintenance initiatives across Southern California high-rise communities
Manage and facilitate the Building Engineer Knowledge Source (BEKS) group, including meeting coordination, content development, and guest speaker engagement
Develop and distribute standardized engineering communications to onsite engineers and General Managers related to operational updates, regulatory changes, and best practices
Establish and maintain standardized SOPs and Emergency Response Procedures that meet FirstService Residential baseline standards, with property-specific customization as required
Support transition planning for new association acquisitions requiring engineering or maintenance services
Ensure all properties maintain 100% compliance with applicable local, state, and federal regulatory requirements
Oversee life-safety systems, emergency preparedness programs, and disaster response readiness
Ensure required inspections, permits, certifications, and documentation are current and properly maintained
Oversee OSHA compliance, including incident reporting, investigations, corrective action implementation, and ongoing safety awareness
Review performance of fire, earthquake, and emergency drills and recommend improvements
Ensure all MSDS/SDS documentation and Emergency Procedure Plans are current and updated as staffing or contact information changes
Oversee preventative maintenance programs in alignment with regional SOPs
Monitor completion of preventative maintenance activities within required timeframes
Conduct audits of building documentation, preventative maintenance plans, emergency procedures, contracts, and component inventories
Serve as a liaison between onsite teams and regional leadership to ensure consistent execution of engineering standards
Partner with onsite teams to evaluate vendor and contractor performance, pricing, scope, and compliance
Support competitive bidding processes and provide vendor recommendations
Develop regional preferred vendor lists to leverage purchasing power and ensure quality service
Review utilities, maintenance supplies, repairs, and reserve study guidance during annual budget preparation
Stay current on energy technologies, utility regulations, and conservation strategies; recommend efficiency and demand-control initiatives
Develop and deliver safety, preventative maintenance, and cross-training programs for engineering, maintenance, and janitorial associates
Coordinate recurring technical training and monitor completion rates
Support recruiting strategies to maintain adequate engineering and maintenance staffing
Partner with onsite General Managers and Chief Engineers to provide performance feedback and operational guidance
Participate in hiring and staffing recommendations as needed
Collaborate with the SVP and Project Management team to support capital, reserve, and renovation projects
Serve as liaison between Project Management and onsite teams for eligible projects
Conduct due diligence and property condition assessments for projects outside the Project Management Department scope
Develop scopes of work, budgets, timelines, and oversee project execution when required
Provide recommendations to address life-safety, environmental, and physical plant needs
Maintain weekly action item lists with ownership and timelines
Provide monthly reports to the SVP detailing activities, properties visited, goals, and value-add initiatives
Attend Board meetings as requested
Provide limited emergency onsite coverage as authorized by leadership
Perform additional duties and special projects as assigned by the SVP or EVP

Required

Strong ethical standards and professional judgment
Excellent written and verbal communication skills
Ability to effectively interact with associates, leadership, boards, vendors, and external stakeholders
Strong working knowledge of engineering and maintenance operations in high-rise environments
Demonstrated leadership, training, and mentoring capability
Strong organizational, analytical, and time-management skills
Proficiency in Microsoft Office (Word, Excel, PowerPoint, Outlook)
Ability to manage multiple priorities in a fast-paced environment
Bachelor's degree in engineering or a related field required
Minimum 5+ years of engineering leadership experience, preferably in residential high-rise or hospitality environments
Experience with systems including but not limited to: HVAC, boilers, cooling towers, and water chemical balancing; Fire and life-safety systems; Elevators and BMUs; Pool filtration and access control systems; Emergency power generation systems; Plumbing, sanitary sewer, and water distribution systems
Possession of required licenses and permits under applicable local and state regulations
Ability to lift up to 50 pounds
Ability to sit, stand, walk, climb, bend, stoop, and kneel for extended periods
Ability to work in indoor and outdoor environments, including exposure to noise and weather
Frequent verbal communication and hearing required
Manual dexterity for typing and use of tools and equipment
Ability to traverse uneven surfaces at properties
Valid California driver's license
Reliable personal transportation required
Approximately 60%–80% travel to client sites throughout Southern California
