Property Condition Inspector
Metacomet Construction is a New York City-based general contractor specializing in building construction and renovation. They are seeking a Property Condition Inspector to conduct inspections and assessments of building envelope systems, identify deficiencies, and assist with repair planning across their property portfolio.

Responsibilities
Identifying exterior deficiencies, helping prevent water intrusion, and supporting long-term repair planning and compliance efforts across a property portfolio
Identify and document deficiencies including, but not limited to:
Cracked/spalled masonry
Displaced brick/stone
Failing lintels
Corroded steel
Loose coping
Deteriorated sealants
Roof membrane failure
Ponding conditions
Signs of active water infiltration
Review available building documentation including:
Prior facade / roof reports
Repair proposals and change orders
Maintenance logs
Inspection and compliance records
Collect and organize photographs of observed conditions and building elements for reporting and scope development
Assist with preparation of rough order of magnitude (ROM) cost estimates for large repairs and improvements related to exterior restoration and waterproofing (facade repairs, roof replacement, terrace rebuilds, window/door replacement, sealant programs, etc.)
Support consultant/contractor coordination by helping define priorities, flagging urgent conditions
Apply general knowledge of building envelope principles and standard inspection techniques to solve routine field issues and document findings consistently
Work primarily within standardized procedures and reporting formats to meet deadlines across a multi-building portfolio
Explain building envelope issues to internal teams and ownership in a clear, practical, and non-technical way when needed
Qualification
Required
Bachelor's Degree in Architecture, Engineering, Construction Management, or Building Science preferred with 2-5 years of relevant experience. In lieu of a degree, a combination of experience and education will be considered
Prior experience in building envelope work such as facade inspection/restoration, roofing and waterproofing, window and exterior door scopes, leak investigations / water intrusion troubleshooting, capital repair assessments for multifamily / mixed-use buildings
Understanding of existing procedures and standards to solve slightly complex inspection and documentation problems
Ability to analyze possible solutions using technical experience, applying judgment and precedents (e.g., prioritizing safety vs maintenance vs long-term improvements)
Strong organizational skills with an inquisitive, field-first approach
In-depth knowledge of Microsoft Office products (Word, Excel, Outlook) and comfort working with photos, logs, and building tracking sheets
Comfortable walking roofs, exterior areas, stairs, climbing ladders and multiple properties per day (field-based role)
This position is field-intensive and requires a hands-on, detail-oriented professional capable of independently managing multiple active sites
Prolonged periods of sitting at a desk and working on a computer
Must be able to hear well enough to communicate via phone or in person to all internal and external customers
Must be able to communicate clearly and concisely
Normal daily physical activities to include walking, standing, sitting, stooping, bending, pushing and pulling
Must be able to read reports and use computer, phone and other general office equipment
Must be able to perform job functions outdoors, in all weather conditions
Must be able to lift up to 50lbs
Must be able to climb stairs, climb a ladder and walk in construction sites
Ability to walk and stand for extended periods, often on uneven surfaces
Comfort with bending, kneeling, and reaching to inspect construction areas or issues
Basic hand-eye coordination to handle documents, tablets, or tools while on-site
Preferred
Familiarity with NYC facade compliance / inspection cycles (FISP / Local Law 11)
Experience working with masonry buildings, prewar construction, and mixed-use properties
OSHA 10/30 certification
Experience writing scopes for facade restoration, sealant replacement, roof replacement, and terrace waterproofing
Experience supporting bid leveling, vendor selection, or project handoff to PM teams
