Responsibilities

Handle incoming calls and route inquiries appropriately
Accurately record prospect and resident information in CRM IQ in a timely manner
Maintain prompt and professional email communication
Conduct in-person and virtual tours for prospective residents
Process and submit rental applications for background screening
Maintain cleanliness and organization of the refreshment and coffee stations
Ensure marketing materials, pricing sheets, and brochures are replenished and current
Assemble and prepare lease agreements and renewal documentation
Digitize and upload documents into the property management system as needed
Confirm completion of maintenance requests by following up with residents
Review and refresh online listings and digital advertisements
Collect and update competitive market data on a monthly basis
Actively pursue leasing opportunities and convert leads to signed leases
Inspect vacant apartments prior to resident move-in
Maintain consistent daily communication with prospective residents
Plan and coordinate community engagement and resident events
Perform weekly off-site marketing and outreach activities
Connect with new residents after move-in to ensure a positive onboarding experience
Monitor outstanding balances and assist with delinquency tracking
Prepare and issue three-day notices in accordance with company procedures
Initiate eviction documentation following established policies
Record daily property activity and leasing updates
Prepare and distribute Statements of Deposit (SODs) within required timelines
Ensure all marketing channels reflect accurate information, updated photos, and consistent branding
Track, monitor, and manage lead response activity and traffic reporting
Develop creative outreach strategies to increase prospect engagement and close leases
