Bond Street Real Estate Investment Trust is seeking a proactive Property Coordinator to join their team. The role involves managing vendor workflows, tenant relations, and compliance support to ensure efficient property management operations.

Responsibilities

Manage vendor workflow and communication; handle work orders
Review monthly porter and vendor reports; take corrective actions as needed
Schedule and track required inspections including fire alarms, backflow, sprinkler systems, etc
Monitor utility usage, manage rebills for water and trash and identify overages or inefficiencies
Coordinate lighting inspections and time clock adjustments for property lighting systems
Serve as the primary point of contact for tenants, fielding maintenance requests, emergency work orders and general inquiries
Support tenant onboarding and address portal-related topics
Track and maintain tenant compliance: HVAC servicing, COIs, insurance certificates, etc
Deliver premises notices, coordinate move-ins and diligently follow-up on outstanding tenant requirements
Coordinate annual lender inspections and deferred maintenance reports
Meticulously maintain compliance records for safety inspections and regulatory requirements
Assist in ensuring all properties meet fire, safety and environmental compliance standards
