AOG Living is seeking a Regional Property Supervisor responsible for managing a multi-property residential portfolio. The role involves fiscal accountability, marketing development, and overseeing personnel management to ensure operational performance objectives are met.

Responsibilities

Develop annual budgets for assigned properties in your portfolio and analyze financial statements, reconcile monthly statements against approved budget and work with Regional Supervisors, Community Managers, Property Accountants, Client/Owner, and others to address and resolve issues in the financial performance of the portfolio
Ensure the portfolio and individual properties meet the established operational, financial, and business performance goals by inspecting properties, reviewing financial market and operational reports and develop and implement appropriate action plans to achieve goals
Account for monthly budget variances and implement new strategies when required. Suggest budget adjustments related to objectives and goals
Review, analyze and interpret market data to identify trends that may impact the performance of the portfolio and work with Regional Managers and others to develop and implement market plans that drive occupancy and revenue growth
Monitor asset maintenance issues and recommend capital improvements to maintain property market positions. Handle all major purchase approvals
Monitor for compliance as it applies to any affordable housing programs
Use effective techniques to screen, hire, orient and train new management personnel with established company guidelines
Assist Regional Supervisors in recruiting, interviewing, and training all property staff positions
Oversee, implement, or participate in on-going staff training, coating, counseling, and guidance. Monitor management and staff performance, motivation, and cross-training. Develop employees through performance feedback and challenges. Ensure dedication, diligence, conscientiousness, etc. Delegate responsibilities and special projects to managers as necessary
Document employee performance properly and take necessary action on a timely basis. Correct employees promptly rather than allowing poor performance to continue
Promote staff harmony through support, effective leadership, and positive examples
Ensure all corporate responsibilities and on-site administrative functions pertaining to personnel are timely (i.e., performance evaluations, transfers, promotions, time sheets, bonuses, etc.)
Ensure consistent on-site management and staff compliance with company policies, procedures, and industry regulations (i.e., Fair Housing, OSHA, Safety, etc.)
Regularly monitor market trends and portfolio competition
Monitor and manage the portfolio rent rolls to maximize income
Along with Community Managers, develop and monitor an active renewal program
Monitor all leasing personnel and activity in portfolio to ensure top performance
Develop and assist Community Managers with marketing plans
Pinpoint needs, develop strategies and assistance as needed
Coordinate property owner’s desires with responsible management techniques
Handle and resolve current/former resident situations through established company guidelines and practices on a timely basis
Handle and resolve vendor or contractor situations on a timely basis

Required

Certified Apartment Property Supervisor (CAPS)
Certified Apartment Manager (CAM)
Accredited Resident Manager (ARM)
Firsthand experience in multi-site property management and residential property operations, including all aspects of managing the physical, operational, financial and customer service performance of a wide variety of asset types under different market conditions for Class A, B, C, Tax Credit, Section 8, multi-state, rehabilitation, and new construction
Employment history that demonstrates the application and usage of a sales, marketing, and customer service background sufficient to resolve customer complaints and issues, complete financial and other reports and documents and increase sales revenues
Demonstrate supervisory skills sufficient to lead, direct, evaluate and mentor subordinates and peer team members
Demonstrate the ability to read, write and communicate effectively to comprehend and complete legal, financial and Human Resources documents, and create and make presentations to senior management, clients, and others
Demonstrate mathematical and analysis skills necessary to understand and interpret financial records, budgets, and other fiscal reporting information
Must be able to apply common sense understanding and use independent judgment on a continual basis to determine actions, priorities and direct the work of others
Must handle stressful, urgent, novel, and diverse work problems daily. Emotional stability and personal maturity are important attributes in this position
Proficiency in using office equipment, property management software(s) used by the Company, as well as Microsoft Office (Word, Excel, and PowerPoint) to complete required reports and employment documents
Must have basic knowledge of Fair Housing Laws, OSHA Requirements, EEOC Laws and Local, City and State Ordinances
Must have affordable housing experience
Must live in the DFW area

Tax Credit Specialist (TCS)
Fair Housing and TDHCA training
Active/participatory apartment association membership
