Responsibilities

Maintains inside and outside areas of the facility; vacuum carpets; wash, dust and clean, paint and patch walls and furniture; pick up and discard trash, clean spills and other materials, clean and replace trash containers; clean and sanitize toilets, sinks, mirrors, counter tops and replace supplies in dispensers; sweep outside areas, monitor facility landscaped areas and report concerns to appropriate staff
Develops and coordinates a preventative maintenance schedule for equipment and facilities
Alter, repair, or construct articles and structures of wood, such as shelves, cabinets, partitions, counters, benches, desks, tables, and forms; assemble furniture and other equipment
Repair electrical appliances, fixtures, lights, and worn parts through the operation of a variety of equipment used in facility maintenance
Perform preventative maintenance and inspection of HVAC systems; such as changing air filters and washing condensing units
Repair and replacement of locks and locking mechanisms
Maintains a record of cleaning and maintenance schedules; maintains an inventory of equipment and supplies and order as needed
Loads and unloads trucks, and unpacks equipment or item being delivered
Assists groups using facilities, including enforcing or explaining facility rules
In accordance with a diagram and written directions, sets up equipment and rooms for group use; arrange tables and chairs; set up audiovisual equipment
Repairs and cleans drains, gutters and other areas used for drainage purposes
Make recommendations for facility operations improvements
Performs other duties as required

Required

Graduation from high school or the equivalent, plus experience in the maintenance of facilities as it relates to monitoring, adjusting, and servicing mechanical, plumbing, electrical, air conditioning equipment and performing carpentry work at the facility
Valid State of California Class C Operator's License
Knowledge of maintaining facilities and use of supplies and equipment for basic cleaning, and maintaining records regarding cleaning activities
Knowledge of methods, practices, and equipment used in preventative building maintenance services and activities
Knowledge of the fundamentals of carpentry, plumbing, electrical systems, and machinery
Knowledge of basic maintenance and repair procedures and troubleshooting techniques
Knowledge of a variety of construction and finishing materials; knowledge of the purposes and ability to use the numerous hand tools and power equipment
Ability to repair and maintain buildings and related structural facilities and furnishings
Knowledge of OSHA lifting techniques in order to arrange furniture and chairs for various functions
Ability to lift up to 50 pounds, using OSHA lifting techniques, combined with stooping, bending, squatting, twisting, reaching and working on irregular surfaces
Ability to understand and follow specific oral and written instructions and work effectively with others
Ability to perform general manual labor duties for extended periods, sometimes under adverse climatic conditions
Knowledge of safety procedures in the use of cleaning materials and equipment and the selection of appropriate cleaning supplies
Basic computer knowledge and have the ability to learn specific software related to maintenance scheduling and inventory
Knowledge of or ability to learn basic audiovisual procedures and equipment
Ability to deal tactfully with the public and vendors

Benefits

Retirement: CalPERS - Classic employees 2%@55 (Employee contributes 7%), plus 7% Employer Paid Member Contribution (EPMC). PEPRA (hired on or after January 1, 2013 or six month lapse between CalPERS agencies) 2% @ 62 (Employee contributes 7.75%). At the time of hire, you will be required to fill out a PERS Member Self-Certification form.
Health insurance(hired after April 1, 2017): Employee receives $2,529 monthly health contribution with 10% automatically being placed in an individual Health Reimbursement Account (HRA). The balance between the premium and contribution may be placed in deferred compensation or received as cash. An employee may also opt out of health insurance with proof of insurance with the full health contribution being placed in deferred compensation or received as cash.
Dental/Vision insurance: City paid premium with up to $2,500 per year in benefits.
Flexible Spending Accounts available: $3,300 for health and $7,500 dependent care available.
Life Insurance/Long Term Disability: City paid premiums for one times annual salary/60% benefit.
Annual Leave: Miscellaneous employees accrue annual leave which may be used for sick or vacation purposes.
Employee Assistance Program available.
457(b) Deferred Compensation plan: with MissionSquare Retirement, and a $50 per month matching contribution for participating employees.
College Savings Plan - Employees may contribute to a section 529 plan which is designed to encourage saving for future college costs.
Social Security: City does not participate in the Social Security program, except for the mandatory 1.45% Medicare Contribution.
9/80 Work Schedule: Adjusted workweek schedule participation may be required.
Retirement benefits (from City):(hired after April 1, 2017): Individual RHS account and PEHMCA health minimum; and option to participate in vision/dental coverage.
