Responsibilities

Oversee maintenance operations and staffing throughout the RangeWater portfolio
Regularly visit and inspect sites in person to ensure compliance with RangeWater standards, policies, and procedures
Recruit, hire, and train maintenance associates. Maintain relationship throughout employment to ensure proper placement and career path
Collaborate with Community Managers and Regional Managers to address and resolve and performance or behavior issues among service team members
Maintain strong relationships with maintenance vendors and subcontractors, continually seeking improvements in pricing, contract terms, and performance
Coordinate maintenance training and ensure participation from proper associates. Participate and facilitate training sessions as needed
Participate in various project meetings and maintain records of all construction dates and project costs
Assure maintenance records, O&M logs, and other maintenance specific documents are properly administered and stored on site
Must be able to meet predictable attendance and punctuality expectations and physical demands of the position complying with RangeWater’s policies and performance expectations

Required

Bachelor's degree in Construction Management, Civil Engineering or related field
At least three years of onsite property management experience
Employment history that demonstrates onsite property management experience with customer service, leasing and fair housing knowledge
Proven skills sufficient to hire, lead, direct, evaluate, and manage subordinates and team members, including specialists
Proficiency in internet, word processing, spreadsheet, and database management programs for reporting purposes
Current Valid Driver's License
Must be able to push, pull, lift, carry, or maneuver weights up to twenty (20) pounds independently and fifty (50) pounds with assistance
The employee is frequently required to stand, walk, reach with hands and arms, climb, stoop, and squat
Routine local travel may be required to run business-related errands including but not limited to meetings and training

Preferred

Employment history that demonstrates the application of knowledge and skills sufficient in the safe use and maintenance of hand tools, power tools, user moved aids, mechanical equipment, and measuring devices
Strong proficiency in property management software (preferably Entrata Yardi and/or One Site)
EPA certifications Type I and II or Universal for refrigerant recycling
