Senior Property Accountant
i3 Global Enterprises is a boutique private asset management and family governance platform specializing in commercial property management. The Senior Property Accountant will oversee the full accounting lifecycle for a diverse commercial portfolio and contribute to the development of RAAMP’s accounting features and workflows.

Responsibilities
Manage all day-to-day property accounting activities using RAAMP as the core system
Execute AP/AR, GL maintenance, cash management, and monthly close
Validate lease abstractions, recoveries, rent escalations, and tenant billing
Complete CAM/TI tracking and reconciliations
Prepare accurate monthly financial packages and variance analysis
Reconcile all bank accounts, security deposits, prepaid accounts, and intercompany balances
Support budgeting and forecasting activities for each property
Act as the primary accounting subject matter expert for RAAMP’s ongoing development
Identify opportunities for workflow improvement, automation, and system enhancement
Test new features, validate updates, and provide structured feedback to the development team
Help translate accounting needs into product requirements and user stories
Work closely with development, product, and leadership to ensure RAAMP supports scalability, accuracy, and operational efficiency
Partner with property managers, the Director of Property Accounting, asset management, FP&A, and operations
Support lender reporting, onboarding/offboarding of assets, and transaction-related schedules
Work with auditors, external CPAs, and other third-party partners as needed
Help develop and refine accounting workflows and controls across the property portfolio
Provide guidance and support to bookkeepers and operational staff
Lead process improvement initiatives tied to RAAMP adoption and accounting efficiency
Review cash activity, AP batches, and tenant payments in RAAMP
Ensure accuracy of tenant ledgers and resolve discrepancies
Post daily transactions and reconcile variances
Communicate with property managers regarding urgent financial issues
Validate and help document software bugs or improvements for the RAAMP Dev Team
Lead full monthly close for assigned properties
Prepare and review monthly financial packages: Balance sheet, Income statement, Variance analysis, Rent roll, GL detail
Reconcile all bank and balance sheet accounts
Validate rent escalations, reimbursements, and recurring charges
Participate in monthly operating meetings with property managers
Report system improvement needs discovered during close
Complete quarterly lender and ownership reporting
Review and adjust CAM, TI, tax, and insurance accruals
Evaluate and recommend quarterly RAAMP enhancements
Support asset managers with budgets, forecasts, and modeling inputs
Support annual property budgets inside RAAMP’s budgeting module
Execute CAM/TI reconciliation process and issue tenant statements
Support year-end audits and CPA reviews
Present annual improvement recommendations for RAAMP’s accounting functions
Participate in annual workflow and controls review
Qualification
Required
Minimum of 7 years of commercial property accounting experience required
Strong understanding of office/retail/industrial accounting, CAM/TI, and lease structures
Experience with multi-entity commercial portfolios
Advanced system thinking and ability to collaborate with software development teams
Property management software experience required
High attention to detail with strong analytical and organizational skills
Ability to operate in a fast paced, entrepreneurial environment with shifting priorities
