Operations Manager
Indio Management is seeking a dynamic and results-oriented Regional Director to oversee operational strategies and drive performance within the region. Responsibilities
Regional Operations Leadership: Direct comprehensive portfolio operations, overseeing administrative, maintenance, and resident relations while managing strategic vendor partnerships
Strategic Planning: Develop and execute property-specific objectives to optimize the operational performance and market positioning of each community
Asset Optimization: Drive portfolio value through rigorous analysis of operating reports and high-impact collaboration with on-site management teams
Financial Stewardship: Conduct monthly and quarterly financial reviews; ensure variance reporting adheres to strict corporate timelines and policies
Executive Reporting: Prepare comprehensive performance packages for senior leadership and investors regarding portfolio health and capital positioning
Quality Assurance: Perform regular inspections to ensure excellence in property administration, marketing, curb appeal, and maintenance standards
Budgetary Management: Lead the annual budget process, performing detailed analytical reviews of management proposals and 10-year capital plans
Market Intelligence: Monitor economic shifts and regional trends to provide data-driven strategic recommendations to executive leadership
Acquisitions & Due Diligence: Support underwriting and due diligence efforts, focusing on rent validation, expense analysis, and management selection
Human Capital Management: Oversee the recruitment, training, and performance evaluation of on-site teams to ensure alignment with corporate goals
Compliance & Payroll: Spearhead policy implementation and monitor regional payroll practices to ensure strict adherence to labor regulations
Qualification
Required
High School diploma, or general equivalent degree (GED)
Minimum 5-years in a regional supervisory/management role
Minimum 10-years of residential property management experience
Intermediate to advanced knowledge of Microsoft Office suites (Outlook, Word, Excel, PowerPoint, etc.)
Resman knowledge
Must have exceptional written and verbal communication skills
Must have the ability to develop, maintain, and foster relationships at every level within the organization and with external customers
Ability to exercise initiative, problem-solving, and decision-making skills
Ability to establish priorities and coordinate work activities
Must be analytical and able to perform intermediate math calculations
Ability to make and implement decisions under conditions of risk and/or uncertainty
Ability to analyze basic operating statements and identify unusual operating trends, ratios, and variances
Have thorough knowledge of Fair Housing laws
The ability to travel (up to 50%) for training, conferences, and other sites as needed
