Responsibilities

Establish and iteratively refine site viability frameworks that address zoning requirements, permitting processes, square footage specifications, demographic characteristics, brand alignment, and regulatory exposure, then convert these frameworks into AI-compatible formats that support automated filtering and scoring
Execute definitive go/no-go decisions on prospective sites each week based on analysis provided by individual contributors and broker partners, advancing the pipeline with transparent reasoning tied to viability standards
Directly negotiate term sheets, letters of intent, and lease amendments through to execution, optimizing for speed, risk mitigation, and cost efficiency, while deploying AI tools to identify clause-level issues and expedite legal workflows
Create detailed briefing materials and conduct scheduled touchpoints to engage brokers, property developers, and investors. Apply AI to produce customized outreach at scale that generates qualified deal flow
Take full ownership of the campus site sourcing pipeline from beginning to end, including establishing viability standards, cultivating broker partnerships, and personally finalizing leases that dictate the pace and direction of our scaling efforts

Required

5+ years of experience driving multi-site real estate growth or location sourcing initiatives
Personal track record of closing a minimum of 25 commercial real estate transactions, including leases and/or acquisitions, with direct responsibility for deal structuring and execution
Proven ownership of transaction results, not merely coordination or supervisory involvement
Current use of AI tools in everyday work processes (e.g., GPT, clause analysis, research, tracking)
Capability to rapidly evaluate site viability through zoning, permitting, and regulatory analysis
Proficient in applying AI tools for research, document drafting, and contract review
Located in the U.S. and available to travel up to 25%
Authorized to work in the U.S. without requiring sponsorship

Preferred

Experience in franchise growth or multi-unit retail expansion projects
History of creating or substantially enhancing scalable site selection frameworks
Proven capacity to assess lease versus purchase alternatives and determine optimal structure for each location
