Responsibilities

Represent Investment Property Group in a positive and professional manner at all times
Complete assigned work orders and preventative maintenance on the property by diagnosing the source of the defect or problem, and making repairs in accordance with established policies, procedures, safety standards, and code requirements
Complete the “make ready” process to prepare vacant apartment homes for new move-ins by scheduling vendors and contractors as needed, obtaining needed supplies and materials, completing all maintenance tasks, and inspecting completed work
Follow procedures for accessing and obtaining materials, supplies, equipment, tools, and other items from the property’s maintenance department by tracking inventory used, returning unused items to the established location, and notifying the community manager about re-ordering needs
Schedule staffing of maintenance staff and coordinate with Community Manager
Train and monitor safe work practices and provide guidance to staff scheduling training, as necessary
Assist with inspection of the property and all common areas daily to detect maintenance problems that require attention
Follow a preventative maintenance schedule
Perform repairs and maintenance on vacant and occupied apartments
Maintain a high level of professionalism, integrity and respect when interacting with residents, team members, vendors, and community stakeholders
Routinely completes required reporting using property management software programs

Required

Participation in after-hours on-call rotation schedule is required; overtime pay is provided for on-call hours worked

Ensuring that all units, common areas, and amenities are well-maintained, safe, and functional
Supervising maintenance staff

Managing preventative maintenance
