Vice President, Portfolio & Asset Manager | Affordable Housing & LIHTC
KM Partners is a highly reputable multifamily affordable housing Developer & Owner with a strong pipeline and appetite for growth. They are seeking a Vice President, Portfolio & Asset Manager to oversee a LIHTC portfolio of approximately 50 properties and 5,000 units, ensuring the Property Management team meets financial goals and executes asset plans effectively.
Responsibilities
Report directly to the Chief Investment Officer
Oversee a LIHTC portfolio of ~50 properties and ~5,000 units (including affordable, workforce and market-rate merchant build)
Ensure Property Management team is hitting occupancy, keeping up with collections and rent increases, and meeting/exceeding financial goals
Ensure Property Management team is executing the asset plans appropriately and accurately
Coordinate the lease-up process (unit acceptance, inspections, startup timing, to conversion)
Identify efficiencies in the portfolio
Regularly review financials for the properties in the portfolio
Represent ownership with Property Management
Conduct annual site visits
Coordinate monthly reporting to partners and lenders
Oversee annual asset plans, cash distributions, and conversions
Participate in transactions (LP exits, dispositions, acquisitions)
Oversee quarterly REO schedule
Responsible for monthly financial reporting to ownership
Approve capex expenses that are unbudgeted or over a threshold
Conduct annual site visits
Review annual audits and tax returns
Qualification
Required
Experience overseeing a LIHTC portfolio of properties
Ability to manage a portfolio of ~50 properties and ~5,000 units
Experience in ensuring Property Management teams meet occupancy, collections, and financial goals
Ability to coordinate the lease-up process including unit acceptance, inspections, and startup timing
Experience in identifying efficiencies in property portfolios
Ability to regularly review financials for properties
Experience representing ownership with Property Management
Ability to conduct annual site visits
Experience coordinating monthly reporting to partners and lenders
Ability to oversee annual asset plans, cash distributions, and conversions
Experience participating in transactions such as LP exits, dispositions, and acquisitions
Ability to oversee quarterly REO schedules
