Assistant Community Manager - Willow Springs Apartments, Goleta, CA

They are seeking an Assistant Community Manager to support daily property operations, financial administration, and resident relations at a multifamily apartment community, ensuring a high-quality resident experience and compliance with regulations.

Responsibilities
Support leasing efforts by showcasing apartments and community amenities to prospective residents
Maintain knowledge of competitive properties, conducting market surveys to adjust leasing strategies as needed. Assist in preparing newsletters, event materials, and promotional flyers
Serve as a point of contact for resident inquiries, requests, and concerns
Help facilitate resident retention efforts, including renewal notices and follow-ups
Work closely with the maintenance team to ensure service requests are addressed promptly
Plan and execute community events to foster resident engagement
Maintain proactive communication with residents to enhance customer satisfaction
Process, record, and deposit rental payments, application fees, and security deposits
Assist in reviewing delinquent accounts and initiating appropriate collection or legal action
Process invoices through PayScan and verify vendor credentialing before scheduling services
Support the preparation of the annual property budget
Maintain accurate financial records using Yardi software and assist in financial reporting
Maintain accurate resident files and lease agreements in compliance with Fair Housing, DRE regulations, and all local, state, and federal laws
Conduct credit and reference checks on prospective residents
Ensure timely renewals and lease compliance
Oversee resident move-in and move-out processes, ensuring adherence to lease terms
Assist in preparing deposit accounting and security deposit reconciliations
Conduct regular property walks to ensure community cleanliness and curb appeal
Enforce community policies and lease terms, addressing resident concerns as needed
Ensure compliance with safety protocols and emergency procedures
Maintain flexible work schedules, including weekends and evenings, as required
Participate in the after-hours emergency on-call rotation when needed
Ensure a professional and organized office environment
Assist in managing resident communications, notices, and incident reporting
Qualification
Required
High School or General Education Development (GED) equivalent
Minimum of two (1) years of experience in multifamily/property management
Ability to comprehend, apply, and comply with all state and fair housing laws, company policies, and business procedures
Effective and professional communication in English with staff, supervisors, residents through verbal, written, and Microsoft Office Suite, and use of cellular phone
Ability to perform the physical functions of the position, which may include, but are not limited to sitting, standing, bending, walking the property, including a minimum of two flights of stairs, to complete inspections, and deliver resident communications
A clean DMV report and background check
Ability to work independently and prioritize effectively in a challenging environment
Ability to work in a manner consistent with having a high level of integrity, honesty, courage, and loyalty
Strong problem-solving skills
Provide high-quality customer service whether to the internal or external customer
The ability to put people first in all aspects of your position
