The Asset Management Manager will provide management, advisory, underwriting, and analytical support, focusing on property valuations, investment analyses, and performance measurement for the operating portfolio.

Responsibilities

Model and understand financial concepts around NPV, IRR and discounted cash flow analyses
Conduct annual property valuation analyses internally
Provide analytical and underwriting support when evaluating leases, tenant credit worthiness, capital investments, new development projects and acquisition opportunities
Prepare investment theses, deliverables and financial exhibits to support investment decisions
Participate in preparing property business plans each year and monitoring asset performance against a variety of benchmarks, including: performance objectives, pro-forma cash flows, leasing goals and forecast yields; help drive analytical insights around operating and financial performance
Participate in quarterly property reviews and forecasts; create summary reports including budget variances, occupancy and leasing updates, operating expenses, capital expenditures and potential loan refinance implications
Monitor market conditions, pricing trends and competitor research; collect market data/reports in support of business plans
Work closely with property operations, leasing and asset management teams for input and guidance on business plans, budget reviews and cash flow forecasts used in valuation and investment analysis
Demonstrate an understanding of real estate and investment principles; Visit properties periodically to develop and maintain an understanding of assigned properties, competitors and market dynamics
Support strategic initiatives and internal process improvements
Maintain ARGUS and Excel models for assigned properties

Required

Four year degree with a preferred major in business and/or real estate; MBA preferred
Five plus years of experience in a real estate finance or analytical role, including a focus in office, multi-family and/or retail properties
Experience with financial statement analysis and strong understanding of corporate finance concepts
Demonstrates critical thinking, curiosity, self-drive, proactiveness, excellent communication skills (verbal and written), strong organization, collaboration, and high standards of accuracy and precision
Superior in Excel, including strong modeling capability; ARGUS experience required
High ownership of work product and dedication and commitment to driving results
