Responsibilities
Lead the full preconstruction process from conceptual budgeting through final GMP or lump‑sum proposals
Prepare detailed quantity takeoffs, cost breakdowns, and scope clarifications for all CSI divisions
Develop and maintain historical cost data for hospitality and interior build‑out projects
Analyze drawings, specifications, and design documents to identify constructability issues, value‑engineering opportunities, and cost impacts
Coordinate with architects, engineers, and consultants during design development
Manage bid solicitations, subcontractor outreach, and scope reviews to ensure complete and competitive proposals
Prepare bid leveling sheets and evaluate subcontractor qualifications
Estimate complex commercial kitchens, bar packages, MEP‑heavy spaces, and high‑finish interiors
Understand the unique sequencing, material requirements, and code considerations for restaurants, retail, and hospitality environments
Review and price specialty scopes including millwork, lighting, FF&E, acoustics, and custom finishes
Provide accurate MEP cost modeling and coordinate with trade partners to validate pricing
Support project teams with early procurement strategies, long‑lead item identification, and budget alignment
Participate in turnover meetings to ensure a smooth transition from preconstruction to operations
Assist in developing preliminary schedules and phasing plans
Communicate clearly with clients, design teams, and internal stakeholders throughout the preconstruction process
Present budgets, value‑engineering options, and cost scenarios in a professional, client‑facing manner
Build and maintain strong relationships with subcontractors and vendors
Qualification
Required
5+ years of estimating or preconstruction experience in commercial construction
Strong background in hospitality, restaurant, or high-end commercial interior build-outs
Proficiency with estimating software (PlanSwift, Bluebeam, On-Screen Takeoff, or similar)
Solid understanding of MEP systems, commercial kitchens, and interior finish scopes
Ability to read and interpret architectural, structural, and MEP drawings
Strong communication, organization, and analytical skills
Ability to manage multiple estimates and deadlines simultaneously
